How a thermal roof survey works in Lancing

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. To book, just ring 07833 053749 or drop us an email with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. We are often asked to look into leaks that are hard to trace and cold spots on ceilings under the roof, on pitched roof slopes, ceilings below the roof and insulated roof spaces.

Older cottages and houses around Lancing may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether the deck or roof structure is strong enough
  • Hidden layers that need to be opened up to check
  • Insulation values or heat loss calculations

Why it is worth a survey now in Lancing

Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. In a smaller place like Lancing, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more, and water follows.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

When to book a survey in Lancing

Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.

Signs worth acting on include:

  • Damp around chimneys and parapets
  • Moisture around outlets and upstands
  • Areas losing heat at the eaves and junctions
  • Leaks that are hard to trace

Anyone responsible for a site like The Globe Primary Academy will know that thermal images can show where wet insulation sits under a big flat roof.

What to check before booking

  • What’s outside the scope of the survey
  • Whether they hold professional indemnity and public liability insurance
  • Their report turnaround times
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Flying and imaging in Lancing

Lancing is within about 1 mile of the coast. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

If you live in an older home near St. Michael & All Angels, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps. Portslade Manor, about 4.6 miles east, is one of the historic houses in the wider area around Lancing. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

Lancing is about 3 miles east of Worthing, in West Sussex. We survey roofs in Lancing and the rest of West Sussex. Lancing is one of the towns and villages in West Sussex where we work for thermal roof surveys. You can also see our page for Brighton.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

How the survey works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. A visit to a smaller place like Lancing is no different on the day: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • Point out any leaks or damp patches
  • If you’re buying, check with the agent that we can get in
  • If the roof is shared, arrange access with whoever manages the building

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

Lancing questions

How do I find out if my home in Lancing is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you fly a drone over a roof in Lancing?

That depends on where the roof is and on the weather. Brighton City (Shoreham) Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Does thermal imaging work on slate and tile roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. Where we can reach the loft safely, we check there too.

Will thermal imaging find my leak?

It’s a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. If the source can’t be confirmed, we’ll say what could help next, such as electronic leak detection.

Will the camera show exactly where the water is?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.
