Wind, rain and roofs in Lancing

Lancing lies within about 1 mile of the sea, so storms can arrive with strong gusts off the water. Insurers decide claims on their own policy wording, and many treat gusts of about 55 mph as storm conditions, though it varies. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Each of these roof types has its own typical places for water to get in.

With Portslade Manor about 4.6 miles east, the area around Lancing has a long history. On older roofs nearby, leaks often trace back to lead flashings, valleys and gutters. Living close to Brooklands Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you live in an older home near St. Michael & All Angels, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Lancing is about 3 miles east of Worthing, in West Sussex. We cover Lancing and the rest of West Sussex. Our area takes in places right across West Sussex, from the larger towns to small villages. Our Brighton page covers surveys nearby.

Storm damage roof report in Lancing: what you get

Our storm damage report gives you an independent, written record of how a storm has affected your roof. It sets out what is damaged, with photos, and what we think the likely cause is. You can then give it to your insurer with your claim. The decision on any claim rests with your insurer and its policy wording. We are not loss adjusters, and we cannot tell you whether a claim will succeed. If you’ve noticed gaps where slates or tiles have gone and roofs hit by falling trees, we can find out what’s behind it, whatever the roof.

In older homes around places like Lancing, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Whether it’s long-term wear or recent damage makes a difference to what happens next. In the loft, damp battens or wet insulation are often the first clues.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Lancing questions

Will you come out to Lancing?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do roofs near the sea, like those around Lancing, take more of a battering?

Frequently, yes. Within about 1 mile of the sea, as Lancing is, metal fixings wear faster and gales find any loose ridge or slate.

Can you put a tarpaulin over the damage?

Call a roofer for emergency temporary protection. If it is safe, photograph the damage before it is covered. Keep receipts in case your insurer asks for them.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you act for me with my insurer?

No. We’re not loss adjusters, and we do not negotiate claims. We give you an independent report of the damage for you to send to your insurer.

What does a storm damage report cost?

Storm damage roof report starts from £150, including VAT. Larger or more complex roofs are quoted for their size. It doesn’t include repair costs, so you’ll need a roofer’s quote for those.

How we price storm damage roof reports

Prices always include VAT. What changes the price is:

  • How big the roof is
  • The shape of the roof and its details
  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What helps most when you contact us:

  • The address and postcode of the property
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them
  • When you need the report by

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or use the contact form with the details.

How the survey works

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect roughly 1–2 hours at a typical home, and longer for a large or complex roof. With a bit of garden around a house, as there often is around Lancing, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

Preparing for the visit

  • Leave a clear route to the loft
  • Tell us about any leaks, stains or damp patches you know of
  • If you’re buying, let the agent know when we’re coming

Related advice

Roof by roof

Lead flashings

Lifted flashings let rain run behind them into the roof. We note where this has happened and any damp inside.

Clay and concrete tiles

Tiles can lift, crack or blow off in high winds. We record which are damaged and where.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Why get it checked now?

With an independent report, you have something specific to show your insurer. It records the damage and what seems to have caused it, so you’re not relying only on your own photos. Around Lancing, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.
