Roof survey in BN15: how it works

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey natural slate, ridges, hips and valleys and flat roofs, and people most often book us about worn or blocked valleys and ridge tiles that have lifted or moved.

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes about one to two hours for a house, and longer for a large or complex roof.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We check the roof from each safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a photo-illustrated written report and recommendations.

Roof surveys across BN15: local notes

Across BN15, we survey roofs for owners, landlords and agents, from Shoreham-by-Sea, Lancing and Sompting to the quieter places in between. Every report comes with photographs and written recommendations.

Several airports in London and South East England have flight restriction zones around them, so every drone flight in BN15 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it. Coastal towns and villages in BN15 see more salt and wind than places inland. Ridges and verges facing the sea are worth checking after every big storm.

Lancing: If you own a rental within reach of Lancing station, a dated record of the roof is useful when planning maintenance across a let. Living close to Brooklands Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Check the roof from the ground after storms
  • Keep a record of damp patches and dates
  • Leave roof access to professionals
  • Clear the loft hatch area before we arrive

Keep the report with your property records. It’s a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Different roofs, different checks

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. We check for slipped, cracked and missing slates.

How we price roof surveys

Not every roof costs the same to survey, for these reasons:

  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • Whether it’s a home or a commercial building

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Booking your survey

A little information up front helps. It is useful to include:

  • Dates you are working to, such as exchange
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block
  • Access details, such as a loft hatch or a shared roof

Once you know what you need, ring 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

Why get it checked now?

A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot.

What to check before booking

  • Whether you can ask questions once you have the report
  • How much experience they have with roofs like yours
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How long the report takes to arrive

Your questions about roof surveys in BN15

Can you inspect my roof with a drone?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
