Roof surveys in Adur

About our roof survey in Adur

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We’re frequently asked to look into cracked or blistered flat roof coverings and gutters that overflow in heavy rain, on lead flashings, ridges, hips and valleys and clay and concrete tiles.

Older buildings in small places like Adur may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Practical tips

Most of what helps is simple and safe from the ground. Our suggestions:

  • Have details of recent roof work to hand
  • Take photos of any leaks as they happen
  • Ask about a flat roof on an extension or garage too
  • Mention any damp patches as you book

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What to tell us when you get in touch

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Where water is showing inside, if it is
  • What made you get in touch
  • Any photos you have, taken from ground level or a window
  • Any deadline, such as an exchange date

To book a survey, ring 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

What we can’t see

It’s useful to know what a survey will not do before booking:

  • Confirmation of asbestos in soffits or cement sheets
  • Faults hidden behind ceilings or boarding
  • Walls, floors and services below the roof

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

Adur: your questions answered

Does being near the coast affect roofs in Adur?

Often, yes. Adur is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Can a landlord with a rental near Shoreham-By-Sea station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or drop us an email and tell us about the building.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or send us an email.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. You get a written report with photos and recommendations.

How much is a survey?

Our price is from £150, including VAT. You’ll know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or drop us an email.

Do you carry out asbestos surveys?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

How long will you be at the property?

The visit usually takes about one to two hours for most homes, depending on how many separate roofs there are. We’ll confirm what to expect when we arrange the visit.

When to book a survey in Adur

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside frequently starts at the top of the stack.

It is worth booking a survey if you’ve seen:

  • Condensation or damp timbers in the loft
  • Leaking gutter joints and downpipes
  • Standing water on a flat roof
  • Loose ridge or hip tiles

If you live in an older home near St Nicolas' Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • Whether VAT is added on top
  • What happens after the report arrives
  • How they plan to inspect the roof safely
  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

How it works

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Somewhere like Adur needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We check the roof from every safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Make sure pets are kept safely away
  • Have any paperwork from past roof work to hand

How the survey changes by roof type

Natural slate

Natural slate can last 100 years or more, but its nails frequently corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Roof surveys around Adur

Adur lies within about 2 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. The wider area around Adur has a long history of building, with Portslade Manor about 3.2 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like The Sir Robert Woodard Academy will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Shoreham-By-Sea station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
