About our roof survey in Shoreham-by-Sea

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We’re often asked to look into worn lead at chimneys and abutments and loose chimney pots, across lead flashings, ridges, hips and valleys and clay and concrete tiles.

Semis and terraces in a town like Shoreham-by-Sea share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. It’s useful to mention any shared stacks or gutters when you book.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Shoreham-by-Sea homes and their roofs

Shoreham-by-Sea lies within about 1 mile of the sea, and wind near the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Brighton City (Shoreham) Airport is about 2 miles from Shoreham-by-Sea. If your survey includes the drone, the Drone Safety Map is checked for restrictions first.

Portslade Manor lies about 2.3 miles east, so building around Shoreham-by-Sea goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. If you live in an older home near St Mary de Haura Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Shoreham-by-Sea is about 4 miles west of Brighton and Hove, in West Sussex. From houses to flats and shops in Shoreham-by-Sea, we can survey the roof. Shoreham-by-Sea is one of the towns and villages in West Sussex we cover for roof surveys. Brighton is in our area too.

Postcode districts we cover here for roof surveys: BN43, BN15 and BN42. We cover properties on Adelaide Square, High Street and Rainbow Square. Shoreham-by-Sea sits on or near the A27 and A259, which makes travel easy. If you are just outside Shoreham-by-Sea, we cover Old Shoreham (1 mile west), Kingston by Sea (1 mile east), Adur (1 mile north-west), Southwick (2 miles east) and Portslade (2 miles east). Further out, we also cover Worthing (6 miles west), Haywards Heath (14 miles north-east), Burgess Hill (10 miles north-east), Littlehampton (12 miles west), Rustington (11 miles west) and Storrington (10 miles north-west).

What we look for on each type of roof

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Loose or missing tiles there let rain into the wall.

Questions from Shoreham-by-Sea

Is my home in Shoreham-by-Sea listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Shoreham-By-Sea station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and tell us about the building.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Do you inspect the roof from on top?

Where it’s safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Does the weather affect the survey?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

How it works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes between one and two hours for most homes, depending on how many separate roofs there are. In Shoreham-by-Sea, parking is rarely complicated, though it is useful to know about driveways or restrictions. We check the roof from the ground and from windows, then from the loft where there is safe access.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Advice

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

What we are asked to look at in Shoreham-by-Sea

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, especially near trees.

Here are some of the things we see frequently:

  • Water stains on rafters and ceiling joists
  • Gutters that overflow in heavy rain
  • Valley linings that have cracked or split
  • Gaps in the roof where coverings have gone

For landlords with property near Shoreham-By-Sea station, the gap between tenancies is a good time to have the roof looked at.

What a roof survey includes

How we price roof surveys

Prices vary from roof to roof, for these reasons:

  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office
  • The roof’s overall size

Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Booking your survey

A little information up front helps. It helps to include:

  • The style of property, from a terrace to a block
  • Access details, such as a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them

To get a price for roof surveys in Shoreham-by-Sea, call 07833 053749 or email us. Some details about the property and the roof help us give you an accurate price.

When you need someone else

It is a careful look at the roof, not the whole story. The main limits are:

  • Walls, floors and services below the roof
  • Defects hidden under coverings or inside walls without opening up
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.
