Roof survey in BN43: how it works

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run seven days a week, so it is easy to find a day that suits. We survey clay and concrete tiles, the roof space and ridges, hips and valleys, and the problems we are asked to look at most are loose ridge or hip tiles and worn lead at chimneys and abutments.

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

How our prices work

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Homes and roofs across BN43

Homes across BN43 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.

Across London and the South East, older homes frequently have slate or clay tiles, while many later ones have concrete tiles. That variety shapes every survey in BN43. Coastal towns and villages in BN43 see more salt and wind than places inland, which wears metal fixings and flashings faster. Ridges and verges facing the sea are worth checking after every big storm.

Shoreham-by-Sea: Take a building like Buckingham Park Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Shoreham-By-Sea station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What affects the price in BN43

When we price a survey, we consider:

  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see
  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for the job before booking.

What to let us know when you contact us

If you can, have these to hand when you get in touch:

  • When you need the report by
  • How the loft is reached, if there is one
  • The address and postcode of the property
  • The style of property, from a terrace to a block

To book a survey, call 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

Roof by roof

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.

Honest limits

In fairness, a roof survey has limits:

  • Asbestos testing of any kind
  • Walls, floors and services below the roof
  • How the roof will behave in every kind of weather

For landlords and managing agents

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Find records of any re-roofing or repairs
  • Let us know about any leaks or stains you’ve seen
  • File the report with your home documents
  • Don’t climb onto the roof yourself

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

BN43: your questions answered

Can you tell me how long my roof will last?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

How long does a roof survey take?

On site, it usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or email us.
