Common questions in Shoreham-by-Sea

Is my home in Shoreham-by-Sea listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Does being near the coast affect roofs in Shoreham-by-Sea?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you work in Shoreham-by-Sea?

Yes, we do. We carry out landlord roof surveys in Shoreham-by-Sea.

Are you insured?

Our cover is professional indemnity plus public liability.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

About our landlord roof survey in Shoreham-by-Sea

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them and the loft where access is safe. We survey rented houses, shared roofs and flat roofs on blocks, and the problems we’re asked to look at most are cracked or lifting flashings and leaks into upper flats.

Most homes in a town like Shoreham-by-Sea are houses, so the roof is normally the owner’s to look after. Small faults, such as a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. A roof report gives you a list of what needs doing and how soon, whether you live in the house or let it. Photos show you exactly what was seen, even on parts you can’t reach yourself.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Asbestos testing of roof sheets or soffits
  • Areas behind locked flats or blocked hatches
  • The structure in the way a structural engineer would assess it

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Roofs we survey in Shoreham-by-Sea

  • Shared roofs
  • Blocks of flats
  • Gutters and downpipes
  • Converted houses
  • Flat roofs on blocks
  • Rented houses

Different roofs, different checks

Flat roofs on blocks and rear additions

Felt flat roofs often last around 15–20 years, so knowing roughly how old the roof is helps.

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather, so we check them closely.

Signs you need a landlord roof survey in Shoreham-by-Sea

Shared roofs can fall between owners. Each party may assume someone else is dealing with it, so maintenance gets put off. A condition report gives everyone the same starting point.

Most people get in touch after spotting one of these:

  • Slipped or missing slates and tiles
  • Splits and blisters in flat roof coverings
  • Gutters overflowing onto walls
  • Cracked or leaning shared chimneys

Landlords with a home close to Shoreham-By-Sea station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • Will they check the loft as well as the outside?
  • Whether VAT is added on top
  • How long the report takes to arrive

When we price a survey, we consider:

  • The size of the roof
  • Building height and the viewpoints available

Every price we give includes VAT, and the report is not charged as an extra. Landlord roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

Getting the details right at the start saves time. Please include:

  • The address and postcode of the property
  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • Whether there is a loft hatch, a shared roof or tricky access

Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

The survey, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. For a visit in Shoreham-by-Sea, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Jot down any questions you want answered
  • Show us where any leaks or stains appear
  • Dig out any old roof reports or invoices

How to book

Advice

What a landlord roof survey looks like in Shoreham-by-Sea

Shoreham-by-Sea lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

With Portslade Manor about 2.3 miles east, the area around Shoreham-by-Sea has a long history. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. Anyone responsible for a site like Buckingham Park Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
