Adur homes and their roofs

The coast is about 2 miles or less from Adur, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Historic houses such as Portslade Manor, about 3.2 miles east, show how far back building in the area around Adur goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

For site and facilities teams at buildings like The Sir Robert Woodard Academy, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to St Nicolas' Church: its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Shoreham-By-Sea station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Adur is about 1 mile north-west of Shoreham-by-Sea, in West Sussex. We provide landlord roof surveys for homes and businesses in Adur and the surrounding area. Adur is one of the places in West Sussex where we work. For surveys nearby, see our Brighton page.

Landlord roof surveys for homes and businesses in Adur

Access needs arranging before a survey of a let or shared building. We may need to get into the loft space and some or all of the flats and residents will need to be told ahead of time. You or your agent arrange access, and we confirm what we need when booking. Where we cannot get into part of the building, the report says so. We survey flat roofs on blocks, rented houses and converted houses, and the problems we’re asked to look at most are damaged pots and flaunching and gutters overflowing onto walls.

Older buildings in small places like Adur may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

FAQs for Adur

Do you cover smaller places like Adur?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

How do I find out if my home in Adur is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long will you be on site?

Most visits to a house take about 1–2 hours and larger buildings take longer.

Can we use the survey to plan a roof budget?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. It does not include repair cost estimates, but contractors can price from it.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.

Is a landlord roof survey the same as a full building survey?

No. Our survey covers the roof, not the whole building. It’s not a RICS Level 2 or 3 survey or a structural engineer’s report.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Give residents notice before a survey
  • Survey the roof on a regular cycle
  • File each roof report for future reference
  • Book gutter clearing at least once a year

You receive a report with photographs and recommendations, prioritised by urgency where relevant. It is emailed to you so you can share it with owners, agents or contractors.

Act on urgent items in the report first, and plan the rest. Left alone, minor faults typically get worse.

What we do, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Older rural homes like those around Adur can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Tell us where we can park nearby
  • Agree roof access with the managing agent if it’s shared
  • Gather any invoices or paperwork from past roof work

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Different roofs, different checks

Flat roofs on blocks and rear additions

Flat roof outlets often clog leaving water standing. They’re checked during the survey.

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access, and the report says what was seen.

Leave it or get it looked at?

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first so you know what you’re asking contractors to price. Where a roof is exposed, as many are in small places like Adur, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Why choose Independent Roof Survey in Adur

  • Independent findings on the roof’s condition
  • Packages from £150, with VAT included
  • Over 20 years’ experience
  • Drones and thermal imaging where it applies

How we price landlord roof surveys

Not every roof costs the same to survey, for these reasons:

  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.

Helping us price your survey

You don’t need to know any roofing terms. It is enough to let us know:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is
  • Your timetable, such as an exchange date
  • What kind of property and roof it is

Not sure which survey you need? The easiest way is to ring 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.
