New roof snagging in Adur

People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can safely be seen including from the loft and the roof where it’s safe. A photo report follows, ready to share with your roofer or builder. If you’ve noticed underlay not dressed into the gutter and damage to other parts of the building, a survey will tell you what’s going on, on flashings and valleys, loft conversions and dormers and ridges and verges alike.

Some older homes in villages like Adur are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

When you need someone else

In fairness, a roof survey has limits:

  • Parts of the roof we can’t see safely
  • Whether the roof will leak in future
  • Deciding who is at fault in a disagreement

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. The full list of what we check.

Roofs we survey in Adur

  • Replacement roofs
  • New flat roofs
  • Loft conversions and dormers
  • Flashings and valleys
  • Ridges and verges

Different roofs, different checks

Ridges, hips and verges

Verges are easy to get wrong and get a close look.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for cracked, uneven or poorly fixed tiles where we can see them.

What you can safely check yourself

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

What we do, step by step

The aim of the visit is simple: to see as much of the new roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit usually takes about one to two hours for most homes, depending on how much new work there is to check. Somewhere like Adur needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. We look in the roof space, where there is safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Buyers: confirm access with the estate agent or seller
  • Tell us where we can park nearby

Adur questions

Is my home in Adur listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does being near the coast affect roofs in Adur?

Frequently, yes. Within about 2 miles of the sea, as Adur is, metal fixings wear faster and gales find any loose ridge or slate.

Is snagging available for a new-build house roof?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

When should I book new roof snagging?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

What does a new roof inspection include?

Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We also look for debris left behind and damage to other parts.

Local roofs and buyers in Adur

Adur is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Portslade Manor, about 3.2 miles east, is one of the historic houses in the wider area around Adur. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

The streets around a church such as St Nicolas' Church are often among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you let a flat or house near Shoreham-By-Sea station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Adur is about 1 mile north-west of Shoreham-by-Sea, in West Sussex. Roofs in Adur get the same thorough look as anywhere else in West Sussex. Adur is one of the places in West Sussex we cover for new roof snagging. We also survey roofs in Brighton.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Check ceilings and the loft after heavy rain
  • Put any issues to your roofer in writing
  • Let your roofer know an inspection is planned
  • Check lower roofs and walls after scaffolding comes down

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person one.

Note the end date of any defects or warranty period. Arrange an inspection in good time so snags can be raised.
