Our roof survey service in BN11
We survey roofs in BN11 and across London and South East England. Visits run on weekdays and at weekends. We’re insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you’re ready to book, ring 07833 053749 or send us an email. We survey flat roofs, chimney stacks and ridges, hips and valleys, and people most often book us about flashings that have come away from the wall and ridge tiles that have lifted or moved.
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect an hour or two for most homes, depending on how many separate roofs there are.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

Booking a survey
If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

In East Worthing, that means homes and buildings near Half Brick pub, Lyndhurst Infant School and Beach House Park. For rail, the closest station is East Worthing station, roughly 0.6 miles north of the centre. A little further out are Old Castle (2.1 miles north-west) and Museum of Sussex Folklore (2.1 miles north-west). The countryside around East Worthing includes Lancing Ring and Widewater Lagoon.
Homes and roofs across BN11
Across BN11, from Worthing, Broadwater and East Worthing outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are normally where the work is.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and BN11 is well within that. Visits run on weekdays and at weekends. In the coastal parts of BN11, the seaward side of a roof takes the most weather, so ridges, verges and flashings there often need attention first.
East Worthing: If you let a flat or house near East Worthing station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park such as Beach House Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.
Why get it checked now?
Before you put a home on the market, it is useful to know the roof’s condition. You’ll know what a buyer’s survey might pick up, or at least know what to expect.
What to check before booking
- Whether the inside of the roof is included
- What experience they bring
- What happens after the report arrives
- How they plan to inspect the roof safely
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A promise that the roof will not leak in future
- What’s under the slates, tiles or felt
- Whether the roof structure meets design loads
Landlords, agents and block managers in BN11
We survey roofs for landlords and letting agents as well as householders. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or email us with the addresses.
What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What we’re asked to look at in BN11
A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors.
These are some of the problems a survey can pick up:
- Flashings that have come away from the wall
- Slipped, cracked or missing slates and tiles
- Blocked, sagging or leaking gutters
- Cracked or blistered flat roof coverings
FAQs for BN11
What’s covered in a roof inspection?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there’s safe access. You get a report with photos and recommendations.
Do you need to get into the loft?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.
Do you go up on the roof?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How long will you be at the property?
Allow about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. We’ll confirm what to expect when we arrange the visit.
