Flat roof surveys in East Worthing

Flat roof survey in East Worthing

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a photo-illustrated written report and our recommendations. Typical surveys look at splits and cracks in the covering and outlets that hold water back, across EPDM rubber, mastic asphalt and GRP fibreglass.

In a smaller place like East Worthing, some flat roofs sit in the open, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for. A flat roof that still holds water days after rain is also worth a closer look.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

East Worthing: your questions answered

Do you cover smaller places like East Worthing?

Yes, East Worthing is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in East Worthing listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Does the survey cover asbestos?

Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Will you photograph what you find?

Yes. Photos are part of every report.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Do you look in the roof space?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What happens next?

You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You are welcome to ask questions while we’re there. Homes around East Worthing often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photos and recommendations and emailed to you.

How to prepare

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it is shared
  • Mention any parking restrictions on your street

Advice

Local flat roofs in East Worthing

East Worthing lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Take a building like Lyndhurst Infant School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. The streets around a church such as St George's Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

East Worthing is about 2 miles south-west of Lancing, in West Sussex. How we price flat roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Booking your survey

These details help when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel

Unsure which package suits your roof? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Common roof problems in East Worthing

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.

These are some of the problems a survey can pick up:

  • Pools of water lying on the roof
  • Edge trims that have lifted or split
  • Outlets choked with leaves and silt
  • Failed seals around rooflight kerbs

If you own a rental within reach of East Worthing station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What to check before booking

  • What experience they bring
  • Is VAT included in the price?
  • Will they check the loft as well as the outside?
  • Is there a chance to talk the report through?

What’s in a roof survey

Why it’s worth a survey now in East Worthing

A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the business. Around East Worthing, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Over 5,000 surveys carried out
  • Package prices that include VAT
  • Drones and thermal imaging where it applies
  • CAA-registered drone operator (Flyer ID and Operator ID)

Useful tips for East Worthing property owners

There is plenty you can do without going near the roof. Here’s what helps most:

  • Ask contractors to protect the roof if they work on it
  • Check new fixings through the roof are properly sealed
  • Look for standing water a day after rain
  • Keep outlets clear of leaves and moss

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Roof by roof

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.
