Common questions in Burgess Hill

What do I need to do before a survey in Burgess Hill?

Not much. Unlock side gates, keep pets in another room and dig out any invoices from past roof work.

Is my home in Burgess Hill listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Which flat roof coverings do you cover?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we’ll identify it on the day.

What does the report include?

You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when booking.

About our flat roof survey in Burgess Hill

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. If you’ve noticed loose or cracked edge trims and blisters and bubbles in the covering, we can find out what’s behind it.

Garages and porches on estates in towns like Burgess Hill often have flat roofs. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, which a specialist asbestos surveyor should check before anyone disturbs them. Each kind of covering, from felt to rubber and GRP, is checked in its own way. We do not test for asbestos, but our reports may flag materials that could contain it.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How the survey works

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours for a house, and longer for a large or complex roof. A visit in Burgess Hill runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. If you won’t be there yourself, let us know who will let us in.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Note where any stains or damp appear
  • Dig out any old roof reports or invoices

Flat roof surveys in Burgess Hill: local notes

With Ockenden Manor about 3.4 miles north, Burgess Hill sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you live in an older home near St John the Evangelist's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a building such as St Wilfrid's Catholic Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

When to book a survey in Burgess Hill

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.

These are some of the problems a survey can pick up:

  • Ponding water that does not drain away
  • Edge trims that have lifted or split
  • A sagging deck under the covering
  • Raised blisters across the surface

For landlords with property near Burgess Hill station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What to check before booking

  • Are they insured for the work?
  • How much experience they have with roofs like yours
  • What’s outside the scope of the survey
  • Their report turnaround times

What a good roof survey covers

Honest limits

In fairness, there are limits to any roof survey:

  • The condition of the deck or insulation hidden under the covering
  • Whether old sheeting or boards contain asbestos
  • Fragile surfaces, which we do not walk on

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before booking. What our survey covers.

What we check

  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber

Useful tips for Burgess Hill property owners

From years of surveys, a few habits stand out:

  • Plan a survey before the covering reaches the end of its usual life
  • Limit foot traffic on the covering
  • Keep outlets clear of leaves and moss
  • Check that new brackets or units haven’t damaged the covering

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it when booking and we will plan the survey around it.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • The height of the building and how the roof can safely be seen

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

What to let us know when you get in touch

You don’t need to know any roofing terms. Just let us know:

  • Access details, such as a loft hatch or a shared roof
  • Any marks or damp showing indoors
  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode
