About our flat roof survey in Hassocks
Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey GRP fibreglass, mastic asphalt and single-ply membranes, and the problems we are asked to look at most are blisters and bubbles in the covering and damaged trims at the roof edge.
Around a smaller place like Hassocks, flat roofs usually cover extensions, garages and dormers. Even a small flat roof can let a good many water into the room below. Knowing the covering and how it was laid tells you what to expect from it. Ponding, splits and lifting edges are the signs to look for from a window.
Where we cannot see part of the flat roof, the report says so. That way, it is clear what was covered and what wasn’t.

Different roofs, different checks
Rooflights and upstands
We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photographs.
Single-ply membranes
Single-ply relies on its welded laps staying sound. We look at seams, corners and the joints around outlets and upstands.
What a flat roof survey does not cover
To be straight with you, a roof survey has limits:
- Asbestos testing, which needs a specialist asbestos surveyor
- Fragile surfaces, which we do not walk on
- Whether the deck or joists are strong enough
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.
What we look at
- Felt flat roofs
- Single-ply membranes
- Upstands and outlets
- GRP fibreglass
- Mastic asphalt
- EPDM rubber
How the survey works
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. For a survey in Hassocks, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We look at the roof from wherever it can safely be seen.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Getting ready for the survey
- Keep pets inside or away from the areas we’re looking at
- Have any questions written down, so nothing gets missed
- Agree roof access with the managing agent if it’s shared

Leave it or get it looked at?
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Arranging work in a smaller place like Hassocks is easier with notice than in an emergency. Knowing early gives you time to get the right people in.
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

Checking the roof from ground level
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What a flat roof survey looks like in Hassocks
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you let a flat or house near Hassocks station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For an older house near a landmark like St Francis of Assisi, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Anyone responsible for a site like Hassocks Infant School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Tips from our surveys
You don’t need to be a roofer to help. Here’s what helps most:
- Note any new marks on ceilings beneath the roof
- Keep records of when the roof was laid and what work has been done
- Ask whoever fits equipment on the roof to make good the covering
- Ask contractors to protect the roof if they work on it
After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.
Common questions in Hassocks
Will you come out to Hassocks?
Yes. Hassocks is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Does a conservation area affect roof work in Hassocks?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Will the survey show why my flat roof is leaking?
We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.
How quickly is the report sent?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.
Do you survey on Saturdays and Sundays?
Surveys run on any day of the week. To arrange a date, phone 07833 053749 or use the contact form.
Do you check flat roofs for asbestos?
We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
