About our flat roof survey in Ditchling
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photos and our recommendations. We’re often asked to look into splits and cracks in the covering and outlets that hold water back, on GRP fibreglass, felt flat roofs and single-ply membranes.
In a village or hamlet like Ditchling, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Do you need a flat roof survey in Ditchling?
Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.
People typically book a survey when they’ve noticed something like this:
- Blocked or damaged outlets
- Raised blisters across the surface
- A sagging deck under the covering
- Failed upstands where the roof meets a wall
If you own a rental within reach of Hassocks station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Choosing a roof surveyor
- Whether you get a written report with photos
- What’s outside the scope of the survey
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Is there a chance to talk the report through?
Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Plan a survey before the covering reaches the end of its usual life
- Note where water lies after a downpour
- Make sure new fixings through the roof are properly sealed
- Clear roof outlets and gutters each autumn
Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Your questions about flat roof surveys in Ditchling
Is Ditchling in the area you cover?
Yes. We cover the whole of London and South East England, and Ditchling is part of that. Just call 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.
How do I find out if my home in Ditchling is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
How do I arrange a flat roof survey in Ditchling?
It’s easiest to ring 07833 053749 or email us. Give us the address and a few details about the roof, and we’ll take it from there. Surveys run seven days a week.
How do you inspect a flat roof?
We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
Will I get photos?
Yes. Photos are part of every report, so you can see each point for yourself.
What types of flat roof do you survey?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we’ll identify it on the day.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
What this survey can’t tell you
In fairness, there are limits to any roof survey:
- Whether old sheeting or boards contain asbestos
- A fixed date for when the roof will need replacing
- Whether the deck or joists are strong enough
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and does not.
What we check
- GRP fibreglass
- Upstands and outlets
- Mastic asphalt
- Single-ply membranes
- EPDM rubber
- Felt flat roofs
What happens on the day
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Ditchling can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- The findings are written up with photographs and recommendations and emailed to you.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Make a note of anything you’d like us to look at
- Let us know about any leaks, stains or damp patches you know of

Why get it checked now?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes some details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. Where a roof is exposed, as many are in small places like Ditchling, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
To find out what your survey will cost, call 07833 053749 or email us with the address and some details. The price is agreed before a date is set.

What a flat roof survey looks like in Ditchling
Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
Take an older house close to Ditchling Unitarian Chapel: the joins between later flat roofs and the old walls are where problems usually start. If you look after a building such as Ditchling (St Margaret's) Church of England Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.
