Roof survey in BN6: how it works

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We’re often asked to look into condensation or damp timbers in the loft and flashings that have come away from the wall, across natural slate, lead flashings and ridges, hips and valleys.

We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roof surveys across BN6: local notes

Older homes across BN6 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

We survey roofs across London and the South East, and BN6 is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.

Hurstpierpoint: Anyone responsible for a site like St Lawrence CofE Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Hurstpierpoint Baptist Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Useful tips for BN6 property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Stay off ladders and the roof
  • Make sure we can open the loft hatch
  • File the report with your home documents
  • Keep a record of damp patches and dates

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.

What a survey costs

All our prices include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • Whether it is a home or a commercial building
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What to let us know when you get in touch

Here’s what helps us most when you get in touch:

  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • Anything about access we should know

To book a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • The condition of the rest of the building (that’s a RICS home survey)
  • Structural calculations (that’s a structural engineer’s job)
  • What’s under the slates, tiles or felt

How the survey changes by roof type

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked. We note any lean or loose pots.

What we are asked to look at in BN6

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

Here are some of the things we see often:

  • Debris building up in roof valleys
  • Gaps in the roof where coverings have gone
  • Condensation or damp timbers in the loft
  • Ridge tiles that have lifted or moved

BN6: your questions answered

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space, and Premium includes a drone where applicable.

How long does the visit take?

On site, it typically takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
