How a roof survey works in Clayton

Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey ridges, hips and valleys, the roof space and natural slate, and the problems we are asked to look at most are loose chimney pots and condensation or damp timbers in the loft.

In a small place like Clayton, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

How the survey works

After the inspection, everything we found is written up in a report with photos, sent to you by email. As for time on site, most surveys take between one and two hours for most homes, depending on how many separate roofs there are. In a small place like Clayton, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Roof surveys in Clayton: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. With Preston Manor & Gardens about 4.7 miles south, Clayton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For an older house near a landmark like St John the Baptist's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Hassocks station, the gap between tenancies is a good time to have the roof looked at.

Roof by roof

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked, as far as we can safely see them. We note any lean or loose pots.

Common roof problems in Clayton

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

A survey can pick up problems like:

  • Cracked or blistered flat roof coverings
  • Water stains on rafters and ceiling joists
  • Cracked mortar along the ridge
  • Gaps in the roof where coverings have gone

Anyone responsible for a site like The Windmills Junior School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before you book any roof surveyor
