How a landlord roof survey works in Ditchling
Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. If you’ve noticed loose ridge or hip tiles and cracked or lifting flashings, a survey will tell you what’s going on.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Rural addresses near Ditchling can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
Preparing for the visit
- If you are buying, let the agent know when we’re coming
- Make sure we can get to the back of the property
- Make a note of anything you’d like us to look at

Questions from Ditchling
Can a landlord with a rental near Hassocks station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details.
Will you come out to Ditchling?
Yes, Ditchling is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long will you be at the property?
It normally takes between one and two hours on an ordinary house, and more on a big or complicated roof. The written report follows by email.
How many surveys have you done?
More than 5,000 surveys over 20+ years.

What we need to know
If you can, have these to hand when you contact us:
- The style of property, from a terrace to a block

Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
Checking the roof from the ground
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
Practical tips
Here are a few things we’d tell any owner:
- Make leak reporting easy for tenants
- Put urgent roof work at the top of the list
- Book gutter clearing at least once a year
- Get legal advice on lease responsibilities
Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.
Keep gutters and outlets clear and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
When you need someone else
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Responsibility under a lease
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Areas behind locked flats or blocked hatches
If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before booking. What a survey covers and doesn’t.

- Flat roofs on blocks

What a landlord roof survey looks like in Ditchling
Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
Take a building like Ditchling (St Margaret's) Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Ditchling Unitarian Chapel, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Hassocks station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Landlord and commercial surveys in Ditchling
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
