Questions from Ditchling

Is Ditchling within the area you cover?

Yes. Ditchling is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How do I find out if my home in Ditchling is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.

Pre-purchase roof survey in Ditchling

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. The two sit side by side. Typical surveys look at a ridge or slope that dips and ponding, blisters or splits on a flat roof, on the roof space, gutters and downpipes and flat-roofed extensions and dormers.

For a small place like Ditchling, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Signs you need a pre-purchase roof survey in Ditchling

Viewings rarely include a proper look at the roof. You see the rooms, not the slates. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.

People typically book a survey when they’ve noticed one of these:

  • Worn or lifted lead flashings
  • Cracked flaunching or crumbling chimney pointing
  • Signs of past leaks inside the loft
  • Sagging ridge lines or uneven roof slopes

If you live in an older home near Ditchling Unitarian Chapel, the roof may have had decades of patch repairs, and the survey shows where they are.

Before booking any roof surveyor

  • How much experience they have with roofs like yours
  • When you will get the report
  • Whether you get a written report with photos
  • Whether the loft is part of the inspection

What a roof survey includes

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Arrange the survey as soon as your offer is agreed
  • Check the lease for roof repair responsibilities
  • Give your solicitor a copy of the report
  • Look for fresh paint on upstairs ceilings at viewings

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photos to compare against later. The Premium Survey includes a 12-month follow-up.

After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Local roofs and buyers in Ditchling

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

For landlords with property near Hassocks station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What affects the price in Ditchling

All our prices include VAT. What changes the price is:

  • Roof area
  • The height of the building and how the roof can be seen safely
  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What to tell us when you get in touch

What helps most when you contact us:

  • Any marks or damp showing indoors
  • Your timetable, like an exchange date
  • The address and postcode of the property
  • Whether there is a loft hatch, a shared roof or tricky access

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or drop us an email with the details.

How the survey works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Ditchling frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How to prepare

  • Make sure we can get to the back of the property
  • For flats, check roof access has been agreed
  • Have any paperwork from past roof work to hand

Honest limits

To be straight with you, there are limits to any roof survey:

  • A valuation or a promise of a lower price
  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. The full list of what we check.

Why it is worth a survey now in Ditchling

Without a survey, you’re relying on a glance from the pavement. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. A survey fills that gap before you commit, with photos of anything that needs attention. Outbuildings and barns around Ditchling are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
