Worthing Pre-Purchase Roof Survey
A roof survey before you buy a house or flat for Worthing and the rest of West Sussex. We survey seven days a week.
- Blocked or leaking gutters
- Old water stains in the loft space
- Slipped or missing slates and tiles
Pre-purchase roof survey in Worthing: what you get
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. We survey clay and concrete tiles, natural slate and gutters and downpipes, and people most often book us about signs of past leaks inside the loft and a ridge or slope that dips.
Flats above shops, converted houses and newer blocks are common in places the size of Worthing. If you are buying a flat, the roof is often shared, and the lease typically says who looks after it. If the roof is newly replaced, whoever paid for it will want the work checked before signing it off.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How the survey works
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a place the size of Worthing, the building you want surveyed may be a house, a flat above a shop or a whole block. Let us know the type of building and who can let us in, so the right access is in place on the day.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Dig out any old roof reports or invoices
- Clear the way to the loft hatch
- Buyers: confirm access with the estate agent or seller

Practical tips
Small things make a difference. Our tips:
- Ask who repairs the roof under the lease
- Mention any deadline when you get in touch
- Find out whether the roof has been replaced or patched
- Request records of any re-roofing
It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.
Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.

What we can’t see
It’s a careful look at the roof, not the whole story. The main limits are:
- Whether the price should change, which is between you and the seller
- Walls, floors, services and rooms below the roof
- Whether timbers meet design loads
If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.
What this survey covers
- Natural slate
- Clay and concrete tiles
- Lead flashings and valleys
- Flat-roofed extensions and dormers
- Gutters and downpipes
- The roof space
- Chimney stacks
How the survey changes by roof type
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.
Chimney stacks
A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.
What affects the cost of pre-purchase roof surveys
All our prices include VAT. The things that change the price are:
- How many separate roofs there are, such as extensions, dormers and garages
- The package you choose: Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
- Whether it is a home or a commercial building
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Booking your survey
Before you get in touch, it helps to have:
- The property’s address and postcode
- Your timetable, like an exchange date
- Any stains, drips or damp patches you’ve seen indoors
- The kind of building and roof involved
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or email us to find out.
Worthing questions
Do roofs near the sea, like those around Worthing, take more of a battering?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Worthing is within about 2 miles of the coast.
Is my home in Worthing listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is your roof survey a RICS survey?
No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It isn’t a RICS survey and does not cover the rest of the house.
At what stage of buying should I get the roof surveyed?
Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
How do I arrange a pre-purchase roof survey in Worthing?
To arrange a survey, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Worthing homes and their roofs
The coast is about 2 miles or less from Worthing, where sea air brings more salt and stronger wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea. Historic houses such as Ecclesden Manor, about 3.1 miles west, show how far back building in the area around Worthing goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near West Worthing station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If your house is among the older ones in the streets near St Andrew's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
