How the survey works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes an hour or two at a typical house, with time for the loft where it can be reached. In a smaller place like Salvington, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Advice

About our pre-purchase roof survey in Salvington

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a careful look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it is safe to get in. The findings come in a written report with photos. Common reasons to book are quick fixes on flashings and valleys and flashings that have lifted or split, on clay and concrete tiles, flat-roofed extensions and dormers and chimney stacks.

In a smaller place like Salvington, some houses face open ground, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you’re buying or signing off new work, those edges deserve a close look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Salvington: your questions answered

Do you cover smaller places like Salvington?

Yes, Salvington is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Salvington is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

Do you need to go inside the property?

Where possible, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Does your survey replace a RICS home survey?

No. It’s a dedicated roof survey, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.

Prices for pre-purchase roof surveys in Salvington

Several things affect the price of a survey:

  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone

For a price for your roof in Salvington, call 07833 053749 or email us with the address and some details. The price is agreed before a date is set.

Getting in touch

You don’t need to know any roofing terms. Just let us know:

  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is

Every survey is priced before it’s booked, so you know where you stand. Pre-purchase roof survey starts from £150, including VAT. To book, ring 07833 053749 or drop us an email.

Before and after the survey

These tips come from what we see on roofs every week:

  • Ask when the roof was last worked on
  • Arrange the survey as soon as your offer is agreed
  • Check we will be able to get into the loft space
  • Ask who repairs the roof under the lease

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photos to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Signs you need a pre-purchase roof survey in Salvington

A chimney stack stands out in the wind and rain and they’re frequently the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.

Problems we come across frequently include:

  • Chimney mortar that has eroded
  • Roof slopes that look uneven or sagging
  • Old water stains in the roof space
  • Bitumen or mortar used in place of proper repairs

If you own a rental within reach of West Worthing station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Choosing a roof surveyor

  • Their track record with similar roofs
  • Which parts of the roof they’ll actually see
  • Whether they hold professional indemnity and public liability insurance
  • What follow-up you get after the report

What a good roof survey covers

Local roofs and buyers in Salvington

Salvington is within about 3 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. About 3.2 miles west lies Ecclesden Manor, a reminder of how long the area around Salvington has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you live in an older home near St Symphorian's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Salvington is about 1 mile north of Worthing, in West Sussex. Salvington gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our area takes in places right across West Sussex. Brighton is in our area too.
