Landlord roof surveys for homes and businesses in Westmeston

A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. The report covers defects, photographs and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. Common reasons to book are splits and blisters in flat roof coverings and cracked or lifting flashings, on flat roofs on blocks, gutters and downpipes and shared roofs.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later.

Westmeston questions

Can a landlord with a rental near Hassocks station book a roof survey?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details, and we’ll talk through which survey suits.

Will you come out to Westmeston?

We do. Villages and rural addresses get the same survey as a town house.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

Do you use drones?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Can you survey a shared roof on a terrace or converted house?

Yes. We inspect the parts we’re given access to, as far as they can safely be seen. Areas we couldn’t see are noted in the report.

Landlord roof surveys around Westmeston

Historic houses such as Preston Manor & Gardens, about 4.9 miles south-west, show how far back building in the area around Westmeston goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a building such as Ditchling (St Margaret's) Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as The Parish Church of St Martin, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How we price landlord roof surveys

Prices always include VAT. What changes the price is:

  • The shape of the roof and its details
  • Roof area
  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, such as extensions, dormers and garages

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What we need to know

Getting the details right at the start saves time. It is useful to include:

  • How the loft is reached, if there is one
  • The reason for the survey, like buying, a leak or storm damage
  • The address and postcode of the property
  • The kind of building and roof involved

To get a price for landlord roof surveys in Westmeston, phone 07833 053749 or send us an email. The address, the type of property and what you need to know help us price the survey accurately.

Different roofs, different checks

Shared chimney stacks

Shared stacks need everyone involved to agree work, so a clear record helps.

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily leaving water standing. They’re checked during the survey.

Honest limits

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Confirming asbestos in older roof materials
  • Parts of the roof we cannot safely see or access
  • Legal advice on leases or service charges

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What a survey covers and does not.

Roof types and parts we check

  • Rented houses
  • Blocks of flats
  • Converted houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Shared roofs

How the survey works

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours at a typical home, or half a day or so for a commercial building. Older roofs in small places like Westmeston can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Getting ready for the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Dig out any old roof reports or invoices
  • Have any questions written down, so nothing gets missed

Photos help, if you have them. Pictures from the ground or a window are fine. To get started, ring 07833 053749 or drop us an email.

Signs you need a landlord roof survey in Westmeston

Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition or when.

These are some of the problems a survey can pick up:

  • Parapets and upstands in poor repair
  • Missing or loose roof coverings
  • Standing water on a flat roof
  • Mortar falling from ridges and verges

If you own a rental within reach of Hassocks station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions to ask before booking

  • What the survey won’t cover
  • Their drone registration, if they fly one
  • Is there a chance to talk the report through?
  • How long the report takes to arrive

What a good roof survey covers

Tips from our surveys

There is plenty you can do without going near the roof. What helps most:

  • Don’t wait for a leak to survey the roof
  • Book gutter clearing at least once a year
  • Check your lease or ask a solicitor about who pays
  • Don’t store items over the loft hatch

You receive a written report with photos and recommendations, prioritised by urgency where relevant. It’s emailed to you so you can share it with owners, agents or contractors.

Deal with the high-priority defects quickly, and plan the rest. Small roof defects tend to grow.
