What affects the cost of landlord roof surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Which survey package you book
- The shape of the roof and its details
- Extra roofs, like extensions, dormers or garages
- If the survey needs thermal imaging or a drone
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.
What we need to know
These details help when you get in touch:
- The type of building and roof, such as pitched or flat
- Whether there is a loft hatch, a shared roof or tricky access
- Any stains, drips or damp patches you’ve seen indoors
- The property’s address and postcode
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will explain the options and the price.
Landlord roof surveys for homes and businesses in Hassocks
A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. We’re frequently asked to look into damaged pots and flaunching and slipped or missing slates and tiles, on gutters and downpipes, flat roofs on blocks and rented houses.
In a smaller place like Hassocks, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
After the visit, you get a written report with photos, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
What we are asked to look at in Hassocks
On a shared roof, it is not always clear who should act. Everyone may think someone else is responsible and work gets delayed. An independent report helps everyone see the facts.
Typical things we’re asked to look at include:
- Mortar falling from ridges and verges
- Failed flashings at walls and chimneys
- Ceiling stains reported by tenants
- Standing water on a flat roof
If you look after a building such as Hassocks Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Questions to ask before booking
- Is there a chance to talk the report through?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Their drone registration, if they fly one
- Their track record with similar roofs
How it works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes about 1–2 hours for a single let house, with blocks of flats taking longer. A visit to Hassocks is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
Preparing for the visit
- Make sure pets are kept safely away
- If it is not your property yet, arrange access through the agent
- If the roof is shared, arrange access with whoever manages the building
How to book
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

Your questions about landlord roof surveys in Hassocks
Do you survey roofs for landlords with property near Hassocks station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.
Will you come out to Hassocks?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Do I need to be at home?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.
Does the report help with maintenance planning?
Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. Repair costs are not included but it gives contractors a clear brief.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Landlord roof surveys in Hassocks: local notes
Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If your house is among the older ones in the streets near St Francis of Assisi, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Hassocks station, the gap between tenancies is a good time to have the roof looked at.
Hassocks is about 2 miles south of Burgess Hill, in West Sussex. Wherever you are in Hassocks, we can come and survey your property. Hassocks is one of the towns and villages in West Sussex we cover. Brighton is in our area too.

Green spaces nearby include Bedelands Farm Nature Reserve and Wolstonbury Hill.
Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- Book gutter clearing at least once a year
- Make leak reporting easy for tenants
- Ask your managing agent about lease terms
- Keep past survey reports with the building’s records
Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.
Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.
