- Parts of the roof that aren’t safe to walk on or view
- An exact number of years the roof has left

- Felt flat roofs
Flat roof survey in Jacob's Post
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. Common reasons to book are gaps at upstands and abutments and cracked or split membrane, on mastic asphalt, felt flat roofs and upstands and outlets.
Older buildings in small places like Jacob's Post may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a survey costs
When we price a survey, we consider:
- Whether thermal imaging or a drone is needed
- Extra roofs, like extensions, dormers or garages
- The shape of the roof and its details
- The type of building, from a house to a block or an office
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
What we need to know
To price your survey accurately, we’ll ask about:
- What’s prompted the survey
- Your postcode, so we can check access and travel
- Where any leaks, stains or damp patches show inside
- Whether there’s a loft hatch, a shared roof or tricky access
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you are ready.

FAQs for Jacob's Post
Is Jacob's Post in the area you cover?
Yes, Jacob's Post is one of the places we work. Every survey there gets the same written report with photos.
Will you come out to Jacob's Post?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can you survey in bad weather?
It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
Will the survey show why my flat roof is leaking?
Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please ring 07833 053749 or send us an email with the details.
Is a flat roof survey the same as a building survey?
No. It’s a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.
How it works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It usually takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Jacob's Post can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from the ground, from windows and from the roof where it is safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- You get a written report with photos and our recommendations.
Before we arrive
- Leave side gates unlocked
- Find any records of previous roof work
- Make sure pets are kept safely away

Why get it checked now?
If you are buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Flat roof surveys around Jacob's Post
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Jacob's Post has a long history of building, with Ockenden Manor about 3.2 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you own a rental within reach of Burgess Hill station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you live in an older home near Providence Strict Baptist Chapel, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as The Gattons Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Watch the ceilings below the flat roof for stains
- Clear roof outlets and gutters each autumn
- Ask contractors to protect the roof if they work on it
- Never stand on rooflights or fragile sheeting
Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.
Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
