Gutter surveys in Burgess Hill

About our gutter survey in Burgess Hill

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. The photos show you exactly what we found. It is an easy job to put off but it rarely improves. We’re often asked to look into dripping or leaking gutter joints and water spilling over the gutter edge, across valley gutters, parapet and box gutters and fascias and soffits.

Around Burgess Hill, semis and terraces share chimneys, gutters and roof lines with the house next door. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. Tell us as you book if you know of anything shared with next door.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Common questions in Burgess Hill

Does a conservation area affect roof work in Burgess Hill?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you carry out roof surveys in Burgess Hill?

Yes, Burgess Hill is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when booking.

What’s in the report?

A report with photos, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Is a CCTV drain survey included?

No. We look at above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just phone 07833 053749 or drop us an email for a price.

What we cannot see

It’s a careful look at the gutter, not the whole story. Its limits include:

  • The inside of a downpipe along its whole length
  • The inside of buried drains
  • Gutters out of sight from every safe viewpoint

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and doesn’t.

Roof by roof

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We look at the joints, brackets and falls.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.

What a gutter survey looks like in Burgess Hill

About 3.4 miles north lies Ockenden Manor, a reminder of how long the area around Burgess Hill has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church such as St John the Evangelist's Church are frequently among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Burgess Hill station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like St Wilfrid's Catholic Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Ask for valleys and parapet gutters to be cleared too
  • Watch the gutters during heavy rain
  • Note any damp stains below the gutters
  • Check from the ground or a window, not a ladder

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email as soon as it’s ready.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

What a survey costs

Prices always include VAT. What changes the price is:

  • Extra roofs, like extensions, dormers or garages
  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed

To find out what your survey will cost, phone 07833 053749 or email us with the address and some details. We’ll confirm the figure before booking.

Getting in touch

Here’s what helps us most when you contact us:

  • What’s prompted the survey
  • How the loft is reached, if there is one
  • The kind of building and roof involved
  • The address and postcode of the property

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or email us.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. In Burgess Hill, many roofs join a neighbour’s, so we check what can be seen of the shared parts from your side. It helps to know about previous repairs, leaks or recent work.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Make sure we can get to the back of the property
  • For a flat or shared roof, check access with the building owner or managing agent
