Gutter surveys for homes and businesses in Horsham
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We are frequently asked to look into gutters that have fallen out of line and gutters packed with leaves or moss, across eaves gutters, valley gutters and fascias and soffits.
Horsham is big enough to have roofs from every era, with slate on older terraces, tiles on later houses and flat roofs on extensions, flats and shops. Each fails in its own way: slipped slates, cracked tiles, worn ridges, loose flashings, tired chimney stacks or blocked gutters. Knowing which you have shapes the survey.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes between one and two hours at a typical home, and more on a big or complicated roof. Town-centre streets in Horsham can mean pay-and-display or permit parking, so a word about where to park saves time. We will want to see the loft, if there is one, and any ceiling or wall showing damp. Outside, we work round the building to find the safe viewpoints.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Keep pets in another room
- Gather any invoices or paperwork from past roof work
- Leave side gates unlocked

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
When you need someone else
A survey is a careful look at the gutter, but it cannot do everything. The main limits are:
- Pipes below ground level
- The inside of a downpipe along its whole length
- Damage hidden inside walls or behind boards
If in doubt, call 07833 053749 or email us and we will recommend the right survey before booking. What our survey covers.

Common roof problems in Horsham
Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
People usually book a survey after spotting one of these:
- Gutters full of debris and silt
- Sagging gutters and loose brackets
- Overflowing valley or parapet gutters
- Leaking or loose downpipes
If you live near a park like Warnham Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Your questions about gutter surveys in Horsham
I let a flat near Horsham station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.
Do you cover Horsham?
Yes, Horsham is one of the places we work. The survey and report are the same in Horsham as anywhere else, and visits run on weekdays and weekends.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
What insurance do you have?
We are covered by professional indemnity and public liability insurance.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Will you check the drains below ground?
No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Horsham homes and their roofs
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
If you own one of the older houses in the streets near Hope Chapel, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Horsham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips from our surveys
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Look for new stains on ceilings below valleys after rain
- Include valley, parapet and box gutters when clearing
- Have gutters cleared at least once a year
- Get trees that overhang the gutters trimmed
Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email once it’s done.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.
Different roofs, different checks
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.
