Practical tips

Nothing here needs a ladder. A few suggestions:

  • Do not climb a ladder to look in the gutters
  • Look for green streaks or damp patches on walls
  • Ask for valleys and parapet gutters to be cleared too
  • Watch ceilings under valley gutters for fresh marks

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it’s ready.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.

About our gutter survey in Broadfield

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We are often asked to look into rotten fascias or stained soffits and blocked outlets and hoppers, across valley gutters, fascias and soffits and downpipes.

In a smaller place like Broadfield, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Where we can’t see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

Honest limits

In fairness, a roof survey has limits:

  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length
  • What’s behind fascias and inside walls

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Different roofs, different checks

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be for a specialist asbestos surveyor to check.

The survey, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes between one and two hours for a house, and about three to four hours for a commercial roof. Some parts of a survey depend on the weather, so a visit to Broadfield is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

FAQs for Broadfield

I let a flat near Crawley station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or use the contact form with the address and a few details.

Should a flat-roofed garage or porch in Broadfield be checked too?

Frequently, yes, so mention it as you book. Many homes in new towns like Crawley have flat-roofed garages and porches, and felt roofs often last around 15–20 years.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.

How long does a gutter survey take?

A visit usually takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. We will give you an idea when you book.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Local roofs in Broadfield

Broadfield is part of Crawley, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life. With Tyes Place about 4.4 miles south-east, Broadfield sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Seymour Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces like Target Hill Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you let a flat or house near Crawley station, the gap between tenancies is a good time to have the roof looked at.
