A survey is a proper look at the gutter, but it cannot do everything. The main limits are:
- Confirming asbestos in older rainwater goods
- Damage hidden inside walls or behind boards
- Underground drains, which need a CCTV drain survey
If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey. What our survey covers.

Gutter survey in Roffey
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. If you’ve noticed dripping or leaking gutter joints and gutters overflowing in heavy rain, we can find out what’s behind it, whatever the roof.
Around Roffey, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Why it is worth a survey now in Roffey
A dripping joint or sagging bracket will not get better on its own. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Around Roffey, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

How we price gutter surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- How big the roof is
- Whether it is a home or a commercial building
- Chimneys, valleys, parapets and other details
- The use of thermal imaging or a drone
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
If you can, have these to hand when you get in touch:
- Your postcode, so we can check access and travel
- Pictures from the garden or a window, if you have them
- When you need the report by
- The kind of building and roof involved
If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, call 07833 053749 or use the contact form.
How the survey works
Once we’ve finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. On timing, most surveys take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. A visit to Roffey is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before we arrive
- Have any questions written down, so nothing gets missed
- Agree roof access with the managing agent if it’s shared
- If it is not your property yet, arrange access through the agent

Related advice
Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
Gutter surveys around Roffey
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a building such as Northolmes Junior School, large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Littlehaven station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark like All Saints Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What else we do in Roffey
Roffey: your questions answered
Do you survey roofs for landlords with property near Littlehaven station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need.
Does a conservation area affect roof work in Roffey?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How long will you be on site?
It usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You will know roughly how long when we arrange the visit.
Do you survey underground drains?
No. We look at above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Is it a structural engineer’s report?
No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Will you go up on the roof?
Only where it is safe to do so. We inspect what can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.
