Roffey Roof Leak Investigation
Roof leak investigations across Roffey, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.
- Water through the ceiling under a flat roof
- Leaks that appear only in driving rain
- Damp patches next to the stack
Roof leak investigation in Roffey: what you get
Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We survey flat roof details, chimney stacks and the roof space, and common reasons people get in touch are stains around a skylight and drips from nail tips in a cold loft.
In a smaller place like Roffey, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that is a useful clue. It’s useful to know when and where the water appears. The gutters on the most exposed side can overflow too.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Tips that help
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Mention earlier attempts to fix the leak
- Note the weather when the leak shows
- Catch drips in a bucket and protect the floor
- Check whether pipes or tanks run near the stain
If the leak turns out to be condensation, the report says so, with recommendations on ventilation. That avoids roof work that wouldn’t help.
Keep gutters, valleys and outlets clear, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.
What we can’t see
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report
- Putting the leak right

Roof leak investigations around Roffey
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Different coverings let water in at different points, which shapes where the search starts.
If you let a flat or house near Littlehaven station, a clear finding on where water gets in helps you brief a roofer right away. For site and facilities teams at buildings such as Northolmes Junior School, on a building that size, finding the source of a drip means looking well beyond the stain. For an older house near a landmark such as All Saints Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Questions from Roffey
Do you cover Roffey?
Yes. We work right across London and the South East, and Roffey is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.
Is my home in Roffey listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Does the investigation include the repair?
This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.
How experienced are you?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
What does the report include?
It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Can every leak be traced?
Not always, and we’ll be honest about that. Some leaks hide well, especially those that need wind-driven rain. If we cannot be sure, the report ranks the possible sources.
How it works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take about one to two hours for most homes, though a hard-to-trace leak can take longer. With a bit of garden around a house, as there often is around Roffey, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.
- You pick a Basic, Standard or Premium Survey.
