Thermal roof surveys in Roffey

Thermal roof survey in Roffey: what you get

Your report sets out the thermal images alongside ordinary photographs, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. Common reasons to book are missing or slipped insulation and possible trapped moisture under a flat roof covering, on flat roofs, loft conversions and insulated roof spaces.

Older cottages and houses around Roffey may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A structural engineer’s assessment
  • Confirming water without moisture readings
  • Hidden layers that need to be opened up to check

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

Thermal roof surveys around Roffey

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Take a building like Northolmes Junior School: a drone or thermal camera can show a large roof in a single visit.

What a survey costs

When we price a survey, we consider:

  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it is a home or a commercial building
  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Getting in touch

  • Whether there is a loft hatch, a shared roof or tricky access

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at a typical home, and about three to four hours for a commercial roof. With a bit of garden around a house, as there frequently is around Roffey, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. You get a report with thermal images, photos and our recommendations.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building

Related advice

Do you need a thermal roof survey in Roffey?

Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are often invisible from outside. A thermal camera adds another way of finding them.

These are some of the problems a survey can pick up:

  • Patches of heat loss across the roof
  • Damp where roofs meet walls and chimneys
  • Damp that repairs haven’t cured
  • Possible trapped moisture under a flat roof covering

If you live in an older home near All Saints Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • What the survey won’t cover
  • What happens after the report arrives
  • What the report includes, and whether it has photos

Common questions in Roffey

Is Roffey in the area you cover?

Yes. We work right across London and South East England, and Roffey is part of that. You can phone 07833 053749 or use the contact form with the address and some details.

Is Roffey within the area you cover?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is thermal imaging included in your surveys?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you use a thermal camera on a sloping roof?

It can help, but the results are frequently less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it is safe.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Before and after the survey

Here are a few things we’d tell any owner:

  • Talk to us about the weather when booking
  • Keep the heating on as usual before a heat loss survey
  • Check from ground level or a window, never by climbing
  • Keep outlets and gutters clear to stop water sitting

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
