Thermal roof surveys for Crawley homes and businesses

Thermal roof surveys around Crawley

Crawley was built as one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low pitches and flat-roofed additions are hard to see from the ground, so aerial and thermal views add detail. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

For businesses in and around places such as County Mall, large commercial roofs are often easiest to see from above or with a thermal imager. For an older house near a landmark such as Friary Church of St Francis and St Anthony, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Crawley is about 27 miles south of London, in West Sussex. We carry out thermal roof surveys for householders, landlords and businesses in Crawley and nearby. Our area takes in places right across West Sussex, large and small.

Postcode districts we cover here for thermal roof surveys: RH10, RH11, RH12 and RH6. Local streets include Station Road, Queens Square and High Street, and we cover them all. Crawley is on the A23 and A264, which makes it straightforward to reach. Nearby, we also carry out thermal roof surveys in Southgate (1 mile south-west), Tilgate (1 mile south-east), West Green (1 mile north), Three Bridges (1 mile east) and Langley Green (1 mile north). Larger places within reach include Horsham (7 miles south-west), Haywards Heath (9 miles south-east), Burgess Hill (11 miles south), East Grinstead (8 miles east), Billingshurst (13 miles south-west) and Roffey (5 miles south-west). Crawley is among the bigger towns we cover in West Sussex.

How a thermal roof survey works in Crawley

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there is safe access. We survey flat roofs, pitched roof slopes and insulated roof spaces, and the problems we are asked to look at most are water getting in at parapets and stacks and damp around roof outlets and upstands.

Weather decides a lot: drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day with a dry roof and little wind. In Crawley, as anywhere, the forecast plays a part in when the visit happens, and it can move if conditions change. A look inside the roof space can go ahead whatever the forecast.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

FAQs for Crawley

Do you carry out roof surveys in Crawley?

Yes, Crawley is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property.

Are there drone restrictions around Crawley?

That depends on where the roof is and on the weather. Crawley is inside, or right on the edge of, the flight restriction zone around Gatwick Airport. We ask the airport for permission before flying there, and only fly if it is given. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Do you need a thermal roof survey in Crawley?

Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there is a clear difference between inside and outside.

We are often asked to look at:

  • Wet insulation beneath the membrane
  • Damp that repairs haven’t cured
  • Missing or slipped insulation
  • Damp around chimneys and parapets

Anyone responsible for a site like Three Bridges Junior School will know that thermal images can show where wet insulation sits under a big flat roof.

What a roof survey includes

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Keep dated photos of any marks on ceilings
  • Move stored items away from the loft hatch
  • Talk to us about the weather when booking
  • File the images with your roof records

If the images suggest moisture that can’t be confirmed, we will say what would help next, such as electronic leak detection or opening up a small area.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.

Landlord and commercial surveys in Crawley

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or send us an email with the addresses.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

How we price thermal roof surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Roof area
  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone

To find out what your survey will cost, call 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • Where water is showing inside, if it is

A quick phone call is normally the easiest start: call 07833 053749 or drop us an email. You’ll have a price before anything is arranged.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen. Most surveys take about one to two hours for a house, and more on a big or complicated roof. For a property in Crawley, it helps to know where we can park, and for flats, mention stairs, lifts and shared entrances. On the day, we look at the roof from ground level, from windows and vantage points, from the loft where there is safe access and from the roof where it is safe.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Leave side gates unlocked
  • Keep pets in another room
