About roof surveys in RH11

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. Common reasons to book are ponding, splits or blisters on flat roofs and debris building up in roof valleys, across clay and concrete tiles, the roof space and natural slate.

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

How our prices work

Prices quoted always include VAT, and the report is not charged as an extra. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Book a survey

We survey roofs seven days a week. To find a date that works for you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.

Around Broadfield

Typical jobs here are in homes near Target Hill Park, Discovery New School and The New Moon pub and the streets around them. You will also find Cottesmore School (0.7 miles south-west), Seymour Primary School (less than half a mile north) and Christ The Lord (within half a mile north-east). For rail, the closest station is Crawley station, roughly 1.4 miles north-east of the centre. A little further out are Crawley Hospital (1.5 miles north) and Crawley Museum (1.7 miles north-east). Not far away are Tilgate Lake.

Roof surveys across RH11: local notes

Across RH11, plenty of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in RH11 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.

Broadfield: Tyes Place lies about 4.4 miles south-east, so building around Broadfield goes back a long way. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. If you look after a shop, office or commercial unit, for instance near County Mall, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Why get it checked now?

Leaks rarely show up straight away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft.

Questions to ask before booking

  • Will they check the loft as well as the outside?
  • Are they insured for the work?
  • Whether VAT is added on top
  • Will the report include photos?

How we price roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • Roof area

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

There is no need for technical words. Just tell us:

  • Your timetable, like an exchange date
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat
  • Pictures from the garden or a window, if you have them

Booking is simple: just ring 07833 053749 or email us and give us a few details about the property and we will explain which survey suits. We confirm the price before anything is booked.

Different roofs, different checks

Natural slate

Inside the roof space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

What a survey does not cover

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • How the roof will behave in every kind of weather
  • What’s under the slates, tiles or felt
  • Structural calculations (that’s a structural engineer’s job)

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

RH11 questions

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Will you climb onto the roof?

Only where it’s safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

Do you cover RH11?

Yes. We survey roofs in RH11 and the rest of West Sussex. For a price, phone 07833 053749 or use the contact form.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

What do you check on a roof survey?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
