About our roof survey in Langley Green
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey chimney stacks, natural slate and ridges, hips and valleys, and common reasons people get in touch are condensation or damp timbers in the loft and flashings that have come away from the wall.
Around Langley Green, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a survey in Langley Green, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
Before we arrive
- Let us know about parking near the property
- Clear the way to the loft hatch
- Have any questions written down, so nothing gets missed

Langley Green questions
Does a conservation area affect roof work in Langley Green?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Langley Green?
Yes, Langley Green is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Which days do you carry out surveys?
Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or drop us an email.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Langley Green homes and their roofs
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Crawley, which Langley Green is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life.
If you live in an older home near Voice of Deliverance Full Gospel Church of God, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Crawley station, a roof report helps you deal with small faults before they turn into a call from a tenant. For businesses in and around places like County Mall, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

For landlords and managing agents
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.
If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which can make access easier.
What affects the price in Langley Green
When we price a survey, we consider:
- Roof area
- The package you choose: Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
- The number of roofs, including extensions and garages
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
Helping us price your survey
A little information up front helps. Please include:
- How the loft is reached, if there is one
- What made you get in touch
- Where the property is, with the postcode
- Any stains, drips or damp patches you’ve seen indoors
Unsure which package suits your roof? The easiest way is to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.
What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
How the survey changes by roof type
Flat roof coverings
Felt flat roofs frequently last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.
What we cannot see
Without opening up the roof, some things stay hidden, and that sets some limits:
- A structural engineer’s report
- Walls, floors and services below the roof
- What’s under the slates, tiles or felt
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
