Roof survey in Tinsley Green
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey clay and concrete tiles, lead flashings and the roof space, and people most often book us about torn or sagging underlay and blocked, sagging or leaking gutters.
In a village or hamlet like Tinsley Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Stay off ladders and the roof
- Let us know about any leaks or stains you’ve seen
- Keep a record of damp patches and dates
- Move stored items away from the loft hatch
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, so their quotes cover the same ground.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.
What we look for on each type of roof
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof, and lead is a target for theft.
Flat roof coverings
Standing water, blisters and splits all point to wear. Upstands and outlets are checked too.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Can I check my roof myself?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
How it works
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours for a house, with bigger or more complicated roofs taking longer. For a village or hamlet like Tinsley Green, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- We check the roof from every safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Before we arrive
- Show us where any leaks or stains appear
- Have any questions written down, so nothing gets missed
- If it is not your property yet, arrange access through the agent

Questions from Tinsley Green
Do you survey roofs for landlords with property near Gatwick Airport station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Is drone flying allowed in Tinsley Green?
Usually it comes down to two things: the airspace at the address and the weather. Tinsley Green is inside, or right on the edge of, the flight restriction zone around Gatwick Airport. We ask the airport for permission before flying there, and only fly if it is given. A small drone can’t fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.
How soon is the report ready?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
Do you carry out asbestos surveys?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you survey a roof I share with a neighbour?
Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Is this a RICS survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.
Roof surveys around Tinsley Green
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you let a flat or house near Gatwick Airport station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For businesses in and around places such as County Mall, a roof report helps plan work around trading rather than after a leak. If you live near a park such as Worth Park Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys.
