Three Bridges Roof Survey
We take a careful look at the roof at your property in Three Bridges, and put it all in a written report with photos.
- Cracked mortar along the ridge
- Debris building up in roof valleys
- Gaps in the roof where coverings have gone
When to book a survey in Three Bridges
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
Here are some of the things we see often:
- Gaps in the roof where coverings have gone
- Leaking gutter joints and downpipes
- Worn lead at chimneys and abutments
- Leaning or weathered chimney stacks
Homes near green spaces such as Grattons Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Roof survey in Three Bridges: what you get
Our roof surveys cover Three Bridges and the wider South East. Visits run seven days a week. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or drop us an email. We survey the roof space, ridges, hips and valleys and lead flashings, and the problems we’re asked to look at most are leaning or weathered chimney stacks and lifted, split or missing lead flashings.
Houses in smaller places like Three Bridges can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Include dormers, porches and garages as you book
- Watch for slipped slates after bad weather
- Let us know about any leaks or stains you’ve seen
- Find records of any re-roofing or repairs
File the report with your other home documents. It’s a useful baseline for future surveys, and it can help when you sell.
Keep the roof space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
What you can safely check yourself
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
FAQs for Three Bridges
Do you cover smaller places like Three Bridges?
Yes. Three Bridges is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Should a flat-roofed garage or porch in Three Bridges be checked too?
It is frequently worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. The report includes photos and recommendations.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
Can you look at a roof that’s joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
What we do, step by step
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there often is around Three Bridges, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

Local roofs in Three Bridges
Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. Three Bridges is part of Crawley, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention.
For landlords with property near Three Bridges station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near St Barnabas', old fixings, lead flashings and tall chimneys are typical of older roofs.
