Signs you need a chimney survey in Three Bridges

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.

Signs worth acting on include:

  • Gaps where the stack meets the roof
  • Bricks with flaking faces
  • A stack that appears to lean
  • Mortar washing out of the joints

The streets around a church like St Barnabas' are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

What to expect from a roof survey

Chimney survey in Three Bridges

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. If you are worried about damp on a chimney breast inside and pots or cowls that look unsafe, we can find out what’s behind it, whatever the roof.

In a smaller place like Three Bridges, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

The survey, step by step

The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes about 1–2 hours at most homes, or half a day or so for a commercial building. With a bit of garden around a house, as there often is around Three Bridges, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

How to prepare

Advice

FAQs for Three Bridges

Are flat-roofed garages and porches in Three Bridges worth including?

Usually, yes: tell us about it when you book so the visit can include it. Many homes in new towns like Crawley have flat-roofed garages and porches, and felt roofs often last around 15–20 years.

Can a landlord with a rental near Three Bridges station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

How can you see the top of the stack?

We inspect from wherever is safe: from ground level, windows and vantage points, and from the loft where there is access. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details when booking.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Chimney surveys in Three Bridges: local notes

Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Three Bridges is part of Crawley, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention.

If you look after a shop, office or commercial unit, for instance near County Mall, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Anyone responsible for a site like Pound Hill Junior School will know that large buildings have long gutter runs and big roofs that need checking like any other.

How we price chimney surveys

All our prices include VAT. What changes the price is:

  • The number of roofs, including extensions and garages
  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Booking your survey

There is no need for technical words. It’s enough to tell us:

  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors

We survey roofs on weekdays and at weekends. To arrange a day that suits you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.

A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.

Flaunching

We frequently find flaunching that has cracked or broken away. Caught early, it is often a small job.
