Pre-purchase roof surveys for Three Bridges homes and businesses

How a pre-purchase roof survey works in Three Bridges

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there’s safe access. You get a photo-illustrated written report. If you are worried about a ridge or slope that dips and worn or lifted lead flashings, a survey will tell you what’s going on, whatever the roof.

Around Three Bridges, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

Leave it or get it looked at?

Plenty of buyers go ahead anyway, but with their eyes open. You will know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Homes in smaller places like Three Bridges can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Three Bridges questions

How do I find out if my home in Three Bridges is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Three Bridges?

Yes, Three Bridges is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

What’s the best way to book?

Just ring 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Parking around Three Bridges is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photos and recommendations before you exchange.

Advice

Surveys for landlords and agents in Three Bridges

Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Roof by roof

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. We check their linings and outlets from wherever is safe.

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it frequently give out first. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

Local roofs and buyers in Three Bridges

The flight restriction zone around Gatwick Airport covers Three Bridges, or comes right up to its edge. If your survey includes the drone, we ask the airport for permission first, and only fly if it’s given. About 4.9 miles south-east lies Gravetye Manor, a reminder of how long the area around Three Bridges has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Landlords with a home close to Three Bridges station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Take an older house close to St Barnabas': the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Checking the roof from the ground

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

How we price pre-purchase roof surveys

Prices always include VAT. The things that change the price are:

  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • The number of roofs, including extensions and garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What to let us know when you contact us

Getting the details right at the start saves time. Please include:

  • Any marks or damp showing indoors
  • Access details, like a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or use the contact form.
