Pound Hill Pre-Purchase Roof Survey
Not sure what state the roof is in? We carry out pre-purchase roof surveys in Pound Hill and across West Sussex, with plain-English findings.
- Ponding, blisters or splits on a flat roof
- Gaps where slates or tiles have come loose
- A ridge or slope that dips
About our pre-purchase roof survey in Pound Hill
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey lead flashings and valleys, natural slate and the roof space, and common reasons people get in touch are a ridge or slope that dips and slates or tiles that have slipped or gone.
Around Pound Hill, you will mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Can I check my roof myself?
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What a pre-purchase roof survey looks like in Pound Hill
Pound Hill is part of Crawley, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Whether you’re buying or replacing a roof, low pitches and flat-roofed additions deserve a careful look. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. For a purchase or a newly finished roof, the materials decide which details matter most.
Gravetye Manor, about 4.6 miles south-east, is one of the historic houses in the wider area around Pound Hill. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you live in an older home near St Barnabas', ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

How the survey works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes an hour or two at a typical house, with time for the loft where it can be reached. A visit to Pound Hill is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- Access is arranged through you, the agent or the seller.
- We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- We email a photo-illustrated written report and recommendations, ready for you to use before exchange.
Before we arrive
- Jot down any questions you want answered
- Keep pets inside or away from the areas we are looking at
- Find any records of previous roof work

Advice
Honest limits
We only report what can safely be seen on the day, so there are some things a survey can’t cover:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the house (that is a RICS home survey)
- A structural engineer’s report
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.
Roof types and parts we check
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Chimney stacks
- Lead flashings and valleys
- Natural slate
- Clay and concrete tiles

Pound Hill questions
Are there drone restrictions around Pound Hill?
Usually it comes down to two things: the airspace at the address and the weather. Pound Hill is inside, or right on the edge of, the flight restriction zone around Gatwick Airport. We ask the airport for permission before flying there, and only fly if it’s given. A small drone cannot fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.
Do you cover smaller places like Pound Hill?
Yes, Pound Hill is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.
How long does the survey visit take?
On site, it usually takes an hour or two at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
Does your survey replace a RICS home survey?
No. It is a dedicated roof survey, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.
Can I use the report to negotiate on price?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

Signs you need a pre-purchase roof survey in Pound Hill
Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs and easy to miss from the ground.
Here are some of the things we see frequently:
- Damp timbers or stains in the loft
- Quick fixes on flashings and valleys
- Flashings that have lifted or split
- Slipped or missing slates and tiles
For landlords with property near Three Bridges station, a roof report gives you a clear picture before you buy or settle up with a roofer.
Before booking any roof surveyor
- What the survey won’t cover
- Whether the roof space is looked at, where there is one
- Whether they hold professional indemnity and public liability insurance
- How they plan to inspect the roof safely
What affects the cost of pre-purchase roof surveys
When we price a survey, we consider:
- The shape of the roof and its details
- Extensions, dormers and garages with roofs of their own
- The roof’s overall size
- Whether you choose the Basic, Standard or Premium Survey
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before you book.
