Pound Hill Roof Leak Investigation
Roof leak investigations in Pound Hill from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and South East England.
- A leak that comes and goes with the weather
- Water through the ceiling under a flat roof
- Leaks at a dormer or roof window
What this survey cannot tell you
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Leaks from plumbing, tanks or pipework rather than the roof
- Whether rotten timbers meet design loads
- Leaks that only appear in weather we cannot recreate
If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey before booking. What a survey covers and doesn’t.

Roof leak investigation in Pound Hill
We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. We survey rooflights and dormers, the roof space and lead flashings, and the problems we’re asked to look at most are wet patches high on an inside wall and stains around a skylight.
Older cottages and houses around Pound Hill may have roofs with little or no underlay. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are often the first clues.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens if roof problems are left?
A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Homes in smaller places like Pound Hill can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Different roofs, different checks
Chimney stacks
A stack has several possible ways in for rain. Each is looked at from each safe vantage point, and look for damp on the breast inside.
Valleys
A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.
What a roof leak investigation looks like in Pound Hill
In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the roof type helps narrow down where water may be getting in. Gravetye Manor, about 4.6 miles south-east, is one of the historic houses in the wider area around Pound Hill. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For businesses in and around places like County Mall, a leak can close part of a shop or office, so finding the cause quickly matters. Homes near green spaces such as Worth Park Gardens can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you look after a building like Pound Hill Infant Academy, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Pound Hill: your questions answered
Is Pound Hill within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Should a flat-roofed garage or porch in Pound Hill be checked too?
Often, yes, so mention it as you book. Flat-roofed garages and porches are common in new towns like Crawley, and older felt coverings may be near the end of their life.
What should I do before you arrive?
Clear the loft hatch so we can get into the roof space. Gather any photos and notes about when it leaks, and let us know about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Can a leak be traced on a dry day?
Typically, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.
The survey, step by step
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. In a smaller place like Pound Hill, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Preparing for the visit
- Point out any leaks or damp patches
- If it is not your property yet, arrange access through the agent
- Move anything stored under the loft hatch

Practical tips
Here are a few things we’d tell any owner:
- Stay off ladders and the roof
- Mention any plumbing above the damp area
- Take dated photos of the leak
- Let us know what has already been tried
Keep the report after the work is done. If the leak returns, it is a useful record of what was found.
Plan a roof survey every few years. They’re where most leaks start, and catching wear early keeps water out.
Can I check my roof myself?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
