Flat roof surveys in Three Bridges

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. A visit to a smaller place like Three Bridges is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We check the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Advice

How a flat roof survey works in Three Bridges

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. We survey upstands and outlets, single-ply membranes and felt flat roofs, and people most often book us about a sagging deck under the covering and damaged trims at the roof edge.

Around a smaller place like Three Bridges, flat roofs normally cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common questions in Three Bridges

Will you come out to Three Bridges?

Yes, Three Bridges is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Three Bridges?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or use the contact form.

What does ponding on a flat roof mean?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

Can you survey a flat roof on an office or unit?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. In a smaller place like Three Bridges, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

Roof by roof

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

Surveys for landlords and agents in Three Bridges

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Signs you need a flat roof survey in Three Bridges

Flat roofs often get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.

These are some of the problems a survey can pick up:

  • Upstands pulling away from walls
  • Failed seals around rooflight kerbs
  • Outlets that hold water back
  • Pools of water lying on the roof

If you let a flat or house near Three Bridges station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What to expect from a roof survey

Flat roof surveys in Three Bridges: local notes

Three Bridges is part of Crawley, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Many of those flat roofs have been re-covered over the years, and some may still have older felt. With Gravetye Manor about 4.9 miles south-east, Three Bridges sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For businesses in and around places such as County Mall, a flat roof over a business is out of sight and out of mind until it leaks. Take an older house close to St Barnabas': later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Three Bridges is about 1 mile east of Crawley, in West Sussex. In Three Bridges, as across West Sussex, every roof gets the same careful survey. Our area takes in places right across West Sussex.
