What affects the cost of flat roof surveys

When we price a survey, we consider:

  • The height of the building and how the roof can be seen safely
  • Whether it’s a home or a commercial building
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own

Every price we give includes VAT. Flat roof survey starts from £150, including VAT. We confirm the price for the job before booking.

What we need to know

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors

We survey roofs seven days a week. To find a date that works for you, ring 07833 053749 or email us with the address and the days you’d prefer.

Flat roof survey in Worth

Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. If you’re worried about water getting in at rooflights and edge trims that have lifted or split, we can find out what’s behind it.

Around Worth, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. If you want them looked at too, mention them as you book. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day

Safety comes first on every visit. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. The survey normally takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Being in a smaller place like Worth does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before we arrive

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Clear roof outlets and gutters each autumn
  • Plan a survey before the covering reaches the end of its usual life
  • Ask contractors to protect the roof if they work on it
  • Note where water lies after a downpour

Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Landlords, agents and block managers in Worth

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Your questions about flat roof surveys in Worth

Should a flat-roofed garage or porch in Worth be checked too?

Yes, if you’d like it included, mention it when booking. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.

Is Worth within the area you cover?

Yes. Worth is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is a flat roof survey the same as a building survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Can you test old roof sheets for asbestos?

We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

How long will you be at the property?

It normally takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email, on the timescale of your package.

What does ponding on a flat roof mean?

Standing water a day or two after rain usually needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we will say so and suggest what would help.

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, while there is still time to plan the work. Around Worth, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Flat roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Flat roofs in Worth

Crawley, which Worth is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Flat-roofed garages, porches and extensions from that era may have been re-covered more than once, or not at all. Gravetye Manor, about 4.2 miles south-east, is one of the historic houses in the wider area around Worth. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take an older house close to St Nicholas' Church: the joins between later flat roofs and the old walls are where problems typically start. If you look after a shop, office or commercial unit, for example near County Mall, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you let a flat or house near Three Bridges station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Whether the deck or joists are strong enough
  • What’s under the membrane without opening it up
  • Asbestos testing, which needs a specialist asbestos surveyor
