Flat roof surveys for homes and businesses in Maidenbower

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We are often asked to look into failed seals around rooflight kerbs and splits, cracks and crazing, across mastic asphalt, EPDM rubber and felt flat roofs.

In smaller places like Maidenbower, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let lots of water into the room below. What it’s covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Keep people off the roof unless they need to be there
  • Check that new brackets or units haven’t damaged the covering
  • Note any new marks on ceilings beneath the roof
  • Keep records of when the roof was laid and what work has been done

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.

Common roof problems in Maidenbower

The details are frequently where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re frequently the first things to fail.

Signs worth acting on include:

  • Failed upstands where the roof meets a wall
  • Signs of deflection in the roof deck
  • Outlets choked with leaves and silt
  • Edge trims that have lifted or split

If you run a business near County Mall, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Questions to ask before you book

  • What the survey won’t cover
  • What exactly goes into their report
  • Whether VAT is in the quoted price
  • Whether the inside of the roof is included

What to expect from a roof survey

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. With lower homes, common in places like Maidenbower, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Take a look at what a roof survey costs and what we found on two real jobs.

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Parking around Maidenbower is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Dig out any old roof reports or invoices
  • Agree roof access with the managing agent if it is shared

How we price flat roof surveys

A few things affect what a survey costs:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see
  • Whether it is a home or a commercial building
  • How many separate roofs there are, like extensions, dormers and garages

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Getting in touch

Before you get in touch, it is useful to have:

  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors
  • How the loft is reached, if there is one
  • Your timetable, such as an exchange date

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or drop us an email.

Flat roof surveys around Maidenbower

Gravetye Manor, about 4.1 miles east, is one of the historic houses in the wider area around Maidenbower. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Crawley, which Maidenbower is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Many of those flat roofs have been re-covered over the years, and some may still have older felt.

If you let a flat or house near Three Bridges station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Brook Infant School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Maidenbower is about 2 miles east of Crawley, in West Sussex. Roofs in Maidenbower get the same thorough look as anywhere else in West Sussex. Maidenbower is one of the places in West Sussex where we work for flat roof surveys.

How do I find out if my home in Maidenbower is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you survey commercial flat roofs?

Time on site depends on the roof; most visits take between one and two hours at most homes, with bigger or more complicated roofs taking longer. The report is sent afterwards by email.
