Flat roof survey in Bewbush: what you get

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you’ve noticed leaks around rooflights and pools of water lying on the roof, we can find out what’s behind it, on mastic asphalt, EPDM rubber and single-ply membranes alike.

Around Bewbush, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It’s worth mentioning them when booking, so the visit can include them. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Before and after the survey

These tips come from what we see on roofs every week:

  • Never stand on rooflights or fragile sheeting
  • Check that new brackets or units haven’t damaged the covering
  • Keep records of when the roof was laid and what work has been done
  • Watch the ceilings below the flat roof for stains

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It’s written in plain English, with a photograph of each defect, so anyone reading it can see what we saw.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Bewbush questions

Does a conservation area affect roof work in Bewbush?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Bewbush?

Yes, Bewbush is on our map. Villages and rural addresses get the same survey as a town house.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can you survey a flat roof on an office or unit?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so please phone 07833 053749 or drop us an email with the details.

Does the report include photos?

Yes. The report includes photographs of what we found.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Flat and commercial roofs around Bewbush

Bewbush is part of Crawley, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Many of those flat roofs have been re-covered over the years, and some may still have older felt. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

For site and facilities teams at buildings such as The Bewbush Academy, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Ifield station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to St Alban's: flat-roofed rear additions and dormers added over the years are worth checking.

What a survey costs

To price your survey, we check:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium
  • Roof area
  • Features like valleys, chimneys, dormers and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Flat roof survey starts from £150, including VAT.

Getting in touch

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Anything about access we should know
  • Your timetable, such as an exchange date
  • Where water is showing inside, if it is
  • The kind of building and roof involved

We survey roofs on any day of the week. To arrange a day that suits you, ring 07833 053749 or send us an email.

What happens if roof problems are left?

Flat roofs can’t usually be seen from the street, so they’re frequently overlooked. Owners frequently learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. Arranging work in a smaller place like Bewbush is easier with notice than in an emergency. A survey gives you that notice.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Why book us in Bewbush

  • Weekday and weekend surveys
  • An independent view of the roof
  • Drones and thermal imaging where applicable
  • We hold a CAA Flyer ID and Operator ID

What a flat roof survey does not cover

In fairness, a roof survey has limits:

  • A promise that the roof won’t leak in future
  • The condition of the deck or insulation hidden under the covering
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Mastic asphalt
  • Upstands and outlets
  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours for most houses, or half a day or so for a commercial building. Parking around Bewbush is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Getting ready for the survey

  • Make sure pets are kept safely away
  • If you’re buying, let the agent know when we’re coming
  • Leave a clear route to the loft
