Flat roof survey in Russ Hill

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. We are often asked to look into failed seals around rooflight kerbs and upstands pulling away from walls, across GRP fibreglass, EPDM rubber and upstands and outlets.

In a small place like Russ Hill, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Flat roof surveys in Russ Hill: local notes

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

For an older house near a landmark like Church of St Nicholas, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For landlords with property near Ifield station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Russ Hill is about 3 miles north of Bewbush, in Surrey. Russ Hill is one of many places we visit across Surrey, for houses, flats and commercial buildings. Our area takes in places right across Surrey, large and small.

Russ Hill: your questions answered

Is my home in Russ Hill listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Russ Hill in the area you cover?

Yes. We cover the whole of London and South East England, and Russ Hill is part of that. You can call 07833 053749 or email us with the address and a few details.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Do you survey on Saturdays and Sundays?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or send us an email.

How long is the visit?

It usually takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. We will confirm the timing when you book.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Do you look for flat roof leaks?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause cannot be seen, we will say so and suggest what would help.

Leave it or get it looked at?

Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. Outbuildings and barns around Russ Hill are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • What’s under the membrane without opening it up
  • An exact number of years the roof has left
  • Parts of the roof that are not safe to walk on or view

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

Roof types and parts we check

  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs

What we do, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Russ Hill needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Unlock side gates and any roof access doors
  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch

Advice

What we are asked to look at in Russ Hill

Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

A survey can pick up problems such as:

  • Splits, cracks and crazing
  • Loose or cracked edge trims
  • Signs of deflection in the roof deck
  • Leaks around rooflights

Shop and office owners around County Mall may find that a flat roof over a business is out of sight and out of mind until it leaks.

Choosing a roof surveyor

  • What the survey won’t cover
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether VAT is added on top
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

Useful tips for Russ Hill property owners

Nothing here needs a ladder. A few suggestions:

  • Check from a window for ponding after heavy rain
  • Never stand on rooflights or fragile sheeting
  • Plan a survey before the covering reaches the end of its usual life
  • Ask whoever fits equipment on the roof to make good the covering

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photograph of each defect, so others can follow it without going up to look.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.
