Rusper questions

Do you cover smaller places like Rusper?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Is Rusper in the area you cover?

We do. The survey and report are the same in Rusper as anywhere else, and visits run on weekdays and weekends.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Will you walk on the flat roof?

Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.

Is ponding on a flat roof a problem?

Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

Does the survey cover asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

How a flat roof survey works in Rusper

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. We survey mastic asphalt, felt flat roofs and single-ply membranes, and the problems we’re asked to look at most are splits, cracks and crazing and leaks around rooflights.

Flat roofs on exposed homes in small places like Rusper take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Honest limits

It helps to know what a survey won’t do before you book:

  • A structural engineer’s assessment of the deck
  • Whether old sheeting or boards contain asbestos
  • The condition of the deck or insulation hidden under the covering

If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs
  • GRP fibreglass
  • Upstands and outlets
  • EPDM rubber

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for a house, with bigger or more complicated roofs taking longer. In a hamlet or village like Rusper, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. You get a written report with photographs and our recommendations.

Different roofs, different checks

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. We check each one and photograph any that have split or pulled away.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

Prices for flat roof surveys in Rusper

Prices always include VAT. The things that change the price are:

  • The size of the roof
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Helping us price your survey

We’ll usually ask about:

  • The property’s address and postcode
  • Anything about access we should know
  • What’s prompted the survey
  • Where any leaks, stains or damp patches show inside

Every survey is priced before it is booked, so you know the cost up front. Prices start from £150, including VAT. To book, call 07833 053749 or send us an email.

Why get it checked now?

Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Around Rusper, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What you get with us

  • Over 20 years’ experience
  • Drone and thermal imaging surveys available
  • An independent view of the roof
  • A written report with photos

Flat and commercial roofs around Rusper

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Take an older house close to St Mary Magdalene church: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like Rusper Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Faygate station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Rusper is about 4 miles west of Crawley, in West Sussex. In Rusper, as across West Sussex, every roof gets the same careful survey. We cover towns and villages across West Sussex, from the larger towns to small villages.

We work across the RH12 postcode area for flat roof surveys and the streets around it.
