How a storm damage roof report works in Rusper

Many policies treat gusts of about 55 mph as storm conditions, but it varies by policy. Check your own policy wording. We do not decide whether a storm met that test. We record the damage and what seems to have caused it. The report includes photographs of each area of damage, and you decide what to send. Insurers decide claims on their own policy wording. Common reasons to book are loose or broken chimney pots and cowls and lifted or missing ridge and hip tiles, across ridges and hips, gutters and fascias and chimney stacks.

Roofs in small places like Rusper often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Roof by roof

Lead flashings

Wind can peel back flashings at abutments and stacks. Loose or damaged flashings are photographed and noted.

Flat roof coverings

Lifted trims and laps are common after a storm. The report notes signs of recent damage and older wear.

Rusper: your questions answered

Is Rusper within the area you cover?

Yes, Rusper is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is my home in Rusper listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you climb onto every roof?

Only if it’s safe. We inspect what can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.

How are storm damage reports priced?

Our reports start from £150. Commercial and larger roofs are quoted on size. The report does not include repair costs.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll plan the survey around it.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. The report is sent afterwards by email.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Your insurer’s view of the claim
  • Damage hidden under coverings or inside the structure, without opening up
  • Repair costs or quotes for the work

Leaks and storm damage in Rusper

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these roof types has its own typical places for water to get in. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Landlords with a home close to Faygate station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live in an older home near St Mary Magdalene church, water on an older roof tends to find its way in at the lead, the valleys or the chimney. For site and facilities teams at buildings such as Rusper Primary School, a leak through a large roof is frequently found some distance from where the water shows inside.

Why act early in Rusper

Before temporary repairs, photograph the damage from ground level if it’s safe. Those photos show the damage as it was. Older and listed buildings around Rusper may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Somewhere as small as Rusper, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there is access, for water damage.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

Preparing for the visit

  • Find any records of previous roof work
  • Unlock side gates and any roof access doors
  • If the roof is shared, arrange access with whoever manages the building
