Roof leak investigation in Rusper: what you get

We investigate roof leaks in Rusper and across London and South East England. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a written report with photos and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, and then phone 07833 053749 or email us. We survey valleys and parapet gutters, rooflights and dormers and the roof space, and common reasons people get in touch are staining around the chimney inside and staining where a gutter or parapet meets the wall.

Many homes in small places like Rusper face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

What happens on the day

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two for most homes, though a hard-to-trace leak can take longer. Around Rusper, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of
  • Make sure the loft hatch can be reached
  • If it isn’t your property yet, arrange access through the agent

What we look for on each type of roof

Flat roof upstands and outlets

Outlets drain a flat roof. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are looked at.

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped.

Your questions about roof leak investigations in Rusper

Is my home in Rusper listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is Rusper in the area you cover?

Yes, Rusper is one of the places we work. Every survey there gets the same written report with photographs.

How much does a roof leak investigation cost in Rusper?

Roof leak investigation starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

What happens after the survey?

You’ll receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Why is not the leak directly above the stain?

Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Water from pipes, tanks or heating systems
  • Whether rotten timbers meet design loads
  • A promise to find every leak on a single visit

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Rooflights and dormers
  • Chimney stacks
  • Lead flashings
  • Flat roof details
  • The roof space
  • Valleys and parapet gutters
  • Slate and tile slopes

How we price roof leak investigations

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Height and safe access
  • House, block, shop or office
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

Some details help us point you to the right survey and price. When you contact us, tell us:

  • Photos of the roof, taken safely from the ground or a window
  • Where the property is, with the postcode
  • The reason for the survey, like buying, a leak or storm damage
  • Any marks or damp showing indoors

Getting a price is simple: just ring 07833 053749 or use the contact form and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.

What a roof leak investigation looks like in Rusper

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Where water gets in depends a good deal on what the roof is made of and how it is detailed. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Take an older house close to St Mary Magdalene church: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Landlords with a home close to Faygate station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For site and facilities teams at buildings such as Rusper Primary School, a leak through a large roof is often found some distance from where the water shows inside.

Rusper is about 4 miles west of Crawley, in West Sussex. Rusper gets the same service as everywhere else we work: a careful inspection, photos and a written report. Rusper is one of the places in West Sussex we cover.

We also cover Lambs Green (1 mile east), Ifieldwood (2 miles east), Russ Hill (3 miles north-east), Bewbush (3 miles south-east) and Cudworth (3 miles north). Larger places within reach include Crawley (4 miles east), Horsham (4 miles south-west), Haywards Heath (12 miles south-east), Burgess Hill (13 miles south-east), East Grinstead (12 miles east) and Broadfield (4 miles south-east).

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Let us know about any past repairs to the roof
  • Clear the loft hatch so we can get in
  • Do not climb onto the roof to look
  • Check whether pipes or tanks run near the stain

If the leak turns out to be condensation, the report says so, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Do not block the vents at the eaves. Air movement keeps condensation down, which is often mistaken for a leak. Check insulation doesn’t block airflow at the eaves.

Why it is worth a survey now in Rusper

Water damage grows the longer it’s left. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. Around Rusper, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
