Roof leak investigations in Cudworth

Roof leak investigations for homes and businesses in Cudworth

Our job is to find the likely source and tell you. You get a written report with photos showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, while the repair is a separate matter. Common reasons to book are leaks below a flat extension roof and drips from nail tips in a cold loft, on valleys and parapet gutters, chimney stacks and the roof space.

In a village or hamlet like Cudworth, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Your questions about roof leak investigations in Cudworth

Does a conservation area affect roof work in Cudworth?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Cudworth within the area you cover?

Yes. Cudworth is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Is the repair included in the leak investigation?

This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.

How much is a survey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

Will you check the loft?

Typically, if there’s one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

How the survey changes by roof type

Slate and tile slopes

A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.

Wind, rain and roofs in Cudworth

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these roof types has its own typical places for water to get in.

Living close to Newdigate Brickworks is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Take an older house close to Church of St Peter: water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you let a flat or house near Holmwood station, a tenant living with a leak needs the cause found, not just the stain painted over.

Cudworth is about 4 miles west of Horley, in Surrey. Cudworth gets the same service as everywhere else we work: a careful inspection, photos and a written report. Across Surrey, we cover Cudworth and the places around it.

Wet insulation does not insulate well. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. Older and listed buildings around Cudworth may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What this survey can’t tell you

We only report what can safely be seen on the day, so there are some things a survey cannot cover:

  • Carrying out the fix
  • Leaks from plumbing, tanks or pipework rather than the roof
  • An intermittent leak that shows no trace on the day

What we look at

  • Chimney stacks
  • The roof space
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Rooflights and dormers
  • Lead flashings
  • Flat roof details

What happens on the day

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours at a typical home, and about three to four hours for a commercial roof. Cottages and farmhouses around Cudworth often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

How to prepare

  • Make sure we can get to the back of the property
  • Dig out any old roof reports or invoices
  • If it is not your property yet, arrange access through the agent
