Wind, rain and roofs in Norwood Hill
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the roof type helps narrow down where water may be getting in.
Living close to Edolph's Copse is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you let a flat or house near Horley station, tracing a leak quickly matters when a tenant is living with it.
Norwood Hill is about 2 miles west of Horley, in Surrey. Surveys in Norwood Hill work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our area takes in places right across Surrey.
We cover every part of RH6 for roof leak investigations. Other places close to Norwood Hill include Nalderswood (1 mile north-west), Charlwood (2 miles south), Cudworth (2 miles south-west), Parkgate (2 miles west) and Russ Hill (2 miles south). Within a short drive, we also cover Epsom (11 miles north), Redhill (5 miles north-east), Ewell (12 miles north), Reigate (4 miles north), Caterham (9 miles north-east) and Dorking (6 miles north-west).
Around Norwood Hill
Typical jobs here are in homes near Edolph's Copse and the streets around them. Norwood Hill’s nearest station is Horley station, roughly 2.8 miles east of the centre. A little further out are Reigate Castle (4.2 miles north) and Langley Green Hospital (3.6 miles south-east). Green spaces nearby include Reigate Heath.
How a roof leak investigation works in Norwood Hill
Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. Common reasons to book are condensation that looks like a leak and water marks that spread in wet weather, across the roof space, lead flashings and slate and tile slopes.
In a village or hamlet like Norwood Hill, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How it works
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere like Norwood Hill needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- You get photos, the likely cause and clear recommendations.
Before we arrive
- Unlock side gates and any roof access doors
- Have any questions written down, so nothing gets missed
- Gather any invoices or paperwork from past roof work
Arrange a survey
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or email us.

Tips that help
Some practical points come up on survey after survey. They apply to most roofs:
- Let us know about any past repairs to the roof
- Note the weather when the leak shows
- Mention any plumbing above the damp area
- Make sure the loft is accessible
Your report arrives by email, with photos of what we found. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Photograph anything new.

What’s the best way to book?

Is thermal imaging part of a leak investigation?
Thermal imaging is used where it is useful, and it is part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Is it a leak or condensation?
The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
How the survey changes by roof type
Flat roof upstands and outlets
The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.
Valleys
Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.
What affects the cost of roof leak investigations
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- The roof’s overall size
- House, block, shop or office
- Whether you choose the Basic, Standard or Premium Survey
- Whether thermal imaging or a drone is needed
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We will tell you which package suits the questions you have.
Getting in touch
Before you get in touch, it helps to have:
- Access details, such as a loft hatch or a shared roof
- Any stains, drips or damp patches you’ve seen indoors
- The type of building and roof, like pitched or flat
- Pictures of the roof from a safe spot, if you have them
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or email us with the address and the days you’d prefer.
Why it’s worth a survey now in Norwood Hill
Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. In a small place like Norwood Hill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.
