New roof snagging in Norwood Hill

New roof snagging for homes and businesses in Norwood Hill

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. The findings go into a written report with photos to share with your roofer. It is an independent check, separate from the roofer who did the work. Typical surveys look at vents that weren’t fitted or are covered and verge tiles or slates not secured, across new flat roofs, flashings and valleys and replacement roofs.

For a small place like Norwood Hill, the visit is planned like any other: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Before and after the survey

Here are a few things we’d tell any owner:

  • File all paperwork for the new roof
  • Arrange the inspection before settling the final bill
  • Let your roofer know an inspection is planned
  • Diary the defects period end date

If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.

File the contract, invoices and warranty papers in one place. The report belongs with them.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

Common roof problems in Norwood Hill

Many people book because something doesn’t look right. Others just want an independent check before paying before the job is closed.

Here are some of the things we see often:

  • Gutters blocked by building debris
  • Verge tiles or slates not secured
  • Vents that weren’t fitted or are covered
  • Cracked or slipped new tiles or slates

Whatever the street in Norwood Hill, a roof costs least to look after when faults are caught early.

What’s in a roof survey

Different roofs, different checks

Ridges, hips and verges

Cracked mortar or loose ridge tiles on a new roof are worth raising. They’re recorded with photos.

Flashings

Poorly finished flashings often show up on new roofs. They’re recorded with photos.

Norwood Hill homes and their roofs

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most.

For landlords with property near Horley station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Norwood Hill is about 2 miles west of Horley, in Surrey. Norwood Hill gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our area takes in places right across Surrey, large and small.

Norwood Hill questions

Do you cover smaller places like Norwood Hill?

Yes. Norwood Hill is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is my home in Norwood Hill listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

What’s the best time to have a new roof checked?

Before the final payment is best, while the roofer is still on hand. If that’s passed, book before any defects or warranty period ends.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Can you see the fixings under the tiles?

No, we do not disturb the new coverings. Most fixings sit out of sight under the coverings, but we look at everything we can see safely.

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere like Norwood Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First, you let us know what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. We send a written report with photos of each snag.

Before we arrive

  • Point out any leaks or damp patches
  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work
