What a gutter survey looks like in Cudworth

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building such as Newdigate CofE Endowed Aided Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Homes near green spaces such as Newdigate Brickworks can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Cudworth is about 4 miles west of Horley, in Surrey. Whether the building in Cudworth is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our Surrey coverage includes Cudworth and the places around it.

Gutter survey in Cudworth

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. Common reasons to book are downpipes that are split or coming away and overflowing valley or parapet gutters, on parapet and box gutters, valley gutters and fascias and soffits.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Do you need a gutter survey in Cudworth?

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.

Here are some of the things we see frequently:

  • Water backing up from a hidden gutter
  • Soffits marked by water
  • Brackets that have dropped or snapped
  • Dripping or leaking gutter joints

If you let a flat or house near Holmwood station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • Which limits apply to the survey
  • Which viewpoints they use to see the roof
  • What the report includes, and whether it has photographs
  • What experience they bring

What’s in a roof survey

What you can safely check yourself

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where applicable. The survey usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Around Cudworth, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Advice

Roof by roof

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • What’s hidden inside a downpipe
  • Rot or damp concealed behind fascias or inside walls
  • Pipes below ground level

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey before you book. What our survey covers.

Your questions about gutter surveys in Cudworth

Is my home in Cudworth listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Cudworth?

Yes, Cudworth is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Is a Saturday or Sunday visit possible?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or drop us an email to arrange it.

Tips that help

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Watch ceilings under valley gutters for fresh marks
  • Do not leave hidden gutters out of a clear-out
  • Keep climbers away from the eaves
  • Watch the gutters during heavy rain

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so make sure they’re included in any clearing work.
